Hi All,
Just put our deposit on SSR a couple days ago. Not worried about being approved. But...we live in California with Proposition 13...housing taxes are known and stay the same from the day you buy the property...can the taxes go up on DVC ? Are they added to the dues ? Is there an age limit when taxes can no longer be collected ? Yes, I should have asked this question before handing over my money, but I have the California mindset...you KNOW what the taxes are going to be forever and ever. And it is 1% of the value of the property when you bought it...current value has no influence. Our house has almost tripled in value over the past 5 years...the only extra we pay is due to the pool we put in.

Yes, the property taxes can, and do, change regularly on DVC resorts. There is no cap and they are not a fixed entity. They are included in our annual fees as an estimate and then the actual tax is adjusted when it is announced by the county. Most years, the taxes have been overestimated- resulting in a credit applied to the following years dues. For 2004, the taxes were underestimated for several resorts and an assessment was made last month on the 2005 fees.3

I hope this helps!

This is terrible !!! Why do people in Florida put up with it ? Of course I'll be putting up with it...I asked DS (14 and autistic) if we should do DVC or just take our vacations with a normal 4-5 month planning window...he looked at me like I was an idiot...granted he does that quite a bit...and said DVC. So I'll be putting up with uncertainty for 49 years...I'm very optimistic...I'm 43 right now, figure 92 will be the point where I won't be taking vacations any longer.
