Super overwhelmed with hotel choices

Help! I am completely lost picking an offsite hotel. It seems like everything is walking distance but I don’t know how far a 15-20 min walk would feel lol. We are very use to Disney World walking and dont want to have to rely on a shuttle at all if possible.
We have 2 littles, 3 and 6.

This is a short trip so it will be very park heavy, probably minimal if any pool time.

the most important factor aside from being walkable is cleanliness, someone in our party has diagnosed OCD and this is a very big part of our hotel decision making. If rooms are dated we generally need to avoid them (even if they are perfectly clean and maintained)

I know everyone does and should expect a clean room, but really do appreciate any first hand knowledge of what to avoid and where you have had positive experiences. Thank you so much!
 
I would look at the walking distance hotels, not motels. We had super clean rooms and great stays at: JW Marriott, Wyndham Anaheim, Hotel Indigo, Suncoast hotel, and Howard Johnson (only buildings 1 & 2 are newly renovated). These are all a further walk. There is also a new Element hotel, Home 2 Suites and the Courtyard Marriott theme park entrance. We have not stayed at these yet. I have read really good things about the courtyard Marriott. Also, not really sure it would be walking distance, but it’s brand new, the Radisson Blu. Our friends recently stayed and loved it. On the Katella side, there is a brand new Westin, which I’ve also heard good things about. Hope that helps narrow it down a bit!!

You don't want a 15-20 minute walk. The area is kinda sketchy, TBH. Stick with the HOTELS on Harbor Blvd between Manchester and Disney Way. Use Google Maps to see which ones.

Stay at the Courtyard Marriott Theme Park Entrance, the Hilton Garden Inn, or the Holiday Inn Express or the. These check all your boxes.
 
We just stayed at the Hilton garden inn on Manchester and I didn’t say anything above because, well, I don’t think it was clean enough for the person with OCD. The tile floor was dirty and made our feet leave dirty prints in the tub.
 

We had a nice stay at the Courtyard in June. The walk was short just have to pay attention to people driving and entering the businesses. Our room was clean and no complaints. My son loved the bunk beds and the water park.
 
Just came back from the Element Hotel on Clementine. ( Marriott owned) Brand new, SUPER CLEAN, free and fabulous breakfast, easy 10 minute walk just straight down Disney Way to Disneyland. We had a room with 2 queen beds, bunk beds, pull out sofa, walk in shower, and a small kitchen area
( extra sink, large counter space, microwave, stove top, plates, cups, pots, utensils- all of which we didn't use since the free breakfast fed us well and we were at Disney for lunch and supper). There is a small pool which is a salt water pool. The water in your room from the kitchen faucet is also filtered water and they have filtered water bottle filling stations as well. We have stayed at many, many hotels around Disneyland and this was the best, and cleanest one yet!

I loved hearing your review of the Element Hotel. I have booked this hotel for our upcoming November trip. It will be just me and my 14 year old son. Did the walk feel safe and well lit, returning to your room in the evening? Thanks for posting about your stay!

You will love this hotel. The walk was fantastic. It is well lit and safe. We have 2 children aged 9 and 7, and did not feel scared or unsafe at all. We did the walk for 5 parks days/nights (sometimes including a mid day break back to the hotel), plus 1 Oogie Boogie Bash day/night. When we left the parks we would go to the lights at Harbor and Disney Way and then walk straight down Disney Way. The Gardenwalk mall is basically the length of Disney Way on the other side of the street and it always had plenty of lights on as well. Then once you get to Clementine you can either cross at Clementine and Disney Way and walk past the Suncoast Hotel (also well lit), or you can turn onto Clementine without crossing and there is a crosswalk right in front of the Element hotel as well ( no lights, but 4 way stop). We actually loved this walk because it was less busy both vehicle traffic wise, and less pedestrians, so we could walk at our desired pace. Enjoy your trip!

Home2 Suites on Manchester, literally brand new, just opened a few months ago (they're still finishing construction on some parts of the hotel) and was spotlessly clean.

Great to hear! We really want to check this hotel out. It’s on our list to try.

This. Home2 Suites on Manchester is a great option for what you described.
 
I stayed at the Best Western Plus Anaheim Inn last week and loved it. It was so close to the park, just a 4-5 minute walk. They had a complimentary breakfast each morning that I would grab to go on my way to the park. The beds were comfortable and the room was clean. Very easy to head back and rest for an hour or so in the afternoons.

I agree with all this. I'd try to stay within a 10 minute walk. My favorite hotel (other than the Disneyland Hotel) is the Courtyard Theme Park Entrance. It's a newer hotel. Not only is it very clean, but the rooms are very spacious, too. And distance-wise, it's less than a 10 minute walk to Disneyland and California Adventure. I've stayed there twice now and loved it both times.
 
Question about the hotels on Manchester. Do you have to walk around on Manchester to Harbor or can you cut through on the parking lot between the Fairfield and Camelot?

About 95% sure all of the hotels along Harbor have fences along the back of their properties.

You have to walk around on Manchester until you get to the Courtyard driveway, at which point you can cut the corner around Mimi's if you want and go south on the east side of Harbor. However, we found it more peaceful to cross at Harbor and Manchester and walk down the west side next to the park boundary. It wasn't too bad but I agree it would be nice if there were a gate from Home2 Suites through to the Fairfield parking lot.

I am a female, most likely coming solo in December. Did you feel the walk down Manchester to Home2Suites was well lit/others walking back from the Parks? (I would be walking back after Park close - debating Home2Suites vs Stovalls on Katella, which is a longer walk, but I like that most of the walk is on Disney property.)

I am a female and walked back to the Hilton garden in on Manchester (right next to home 2 suites, they’re sister properties) and felt very safe walking back at 11pm on a Saturday night with my 13 year old. We crossed with everyone else at the main harbor crosswalk and then cut through Mimi’s/Courtyard theme park entrance to get to Manchester. From what I remember it was well lit and there were other people walking back too. ☺️
