Summer 2024 Direct Incentives

Haven't been following the direct incentives too much as we were thinking of buying resale for AKV since we are existing blue card members. My guide called and left a message that there is an AKV direct incentive until the end of September. From what I'm seeing, it would be $160 per point for 300 points... any other incentives that I'm not aware of?

Since my brain is now in "buy direct mode", I'm also considering RIV or BLT, but it looks like those incentives were better last round, but maybe I'm wrong.

There are current incentives in place for all the actively selling resorts (RIV, Cabins, VDH, Aulani) along with BLT, SSR and AKV.

BLT's incentives are pretty terrible and coming off of a ridiculously high base of $275/pt direct. SSR/AKV looked decent ish but the difference between direct and resale is still substantial. Not as good as OKW, but they aren't terrible if you want to buy unrestricted points. You should be able to add MBs onto this for an additional $20 per point.

Is anyone signing contracts at the end of September to lock in the summer incentives and to see if the fall incentives change?

I’m considering a Riviera FW. More than waiting for the next incentives, I’m curious about the details of Poly. Not planning to buy there, but you never know.

Same. More interested in the poly by Riviera at 250 is a really good deal.

Also tells me whatever number DVC had hoped to hit for the Cabins, they are likely not hitting it. And the fact that it is only $1,000 off tells me likely not a high number was their goal….

I believe this is a familiar Disney strategy. If sales are low, start with modest incentives, and then if that doesn't work (I doubt $1k does much for this problem) begin to increase them. But I think the take away is high MF + resale restrictions + new association language = low sales moving forward.

I don't think that the purchase price is the problem with the cabins. It's the dues. If the dues were around $8-ish per point, we would own 150-200 CFW points, however, at $12-ish, the math just doesn't work...
 
I wouldn’t buy the cabins at any realistic price, personally. Just as a product it doesn’t appeal to me as an annual vacation. If you said it was $90 a point I’d say no even if the dues were $8. I’d rather buy SSR resale because I’d rather be stuck there.

I imagine that most DVC interested people share that sentiment. They’re going to have to figure something else out. Pricing alone won’t fix it.
 
My totally speculative theory is that they won’t push too much the cabins because the plan was to build first Reflections before the cabins needed a refurb, but with Covid the schedule was affected and they had to refurb the cabins and add them to DVC first. So now they’ll just eat the slow sales until reflections is built.

Yeah I am the same way. I feel like there is almost no crossover between deluxe enjoying travelers to Disney and those enjoying the camping experience at fort wilderness even in cabins. Maybe we will try it once eventually. We bought DVC for the deluxe amenities and location.

Now I’m not saying there is anything wrong with camping. I just don’t envision it as part of a Disney trip.
 
Where I would start, BTW, is including the golf cart for free for DVC owners staying on points.
I could be wrong but the only way I think they could do this is make them a common element that are part of the resort…which means, no matter who stays in the cabin, it would come with one.

Dues can only cover operating costs and not incidentals.

Now, they could give those who qualify for membership extras a huge discount with DVD paying for it out of their marketing?

I did that. Holding my final payment until I know what the October 1 incentives look like. Either way, I am closing on a favorite week #50 at CFW in early October.

I signed with the Visa incentive that expired, so this change didn't result in a difference to me. We'll see what October 1 looks like.

I may be in rare company but my strong interest in annual trips to CFW in December (with my dogs) made the favorite week contract easy to sign, and that's partly why CFW dues on a 150 point contract do not move the needle for me on concern over MF's, even long term.
 
For someone who only owns resale contracts, when Disney does these incentives would they be considered as "New Buyer Discount" or "Current Member Discount"?

Also, a guide just told me that the $20/pt sell-back do not apply to foreign buyers..

Once you are a member, you're considered a current member. Doesn't matter how you became a member.

It states on website you need to be US resident to get Magical Beginnings but it’s hidden in the small print

This is what I meant. Pay for it out of the marketing budget, not dues.
