I took everyone's advise on the boards when I considered buying DVC - buy where you want to stay. Currently we 10+ people that go each year so we do a week at WDW and a week at either HH or Vero. I bought at 6 out of the 7 resorts because we need the 11 month window to book Grand Villas. Going foward about half of my points will be extra points each given year since we will not use that resort. In 10 years when we retire we will be using all the points since we will be inviting extended family when our kids get married and we will be spending a lot of time ourselves at WDW.

Under the new rules certain members may be considered in the "pattern" of renting. I want to follow the rules so I am trying to decide if I should sell some of my points knowing that I can get extra points through a transfer. Through several posts from other people my understanding is it is against the rules to "compensate" anyone for a transfer. At some point in time I will need extra points for extended family or friends. If I can not rent off my extra points since I may fall into the "pattern" of renting (words used by Disney legal staff when I called) and I can not compensate anyone for a transfer what should I do? I hope that Disney comes out soon to clarify "commercial" renting and what they used on the phone as "pattern" of renting. These could have very different meanings. In reality how can I find anyone to transfer me points and not at least recover their costs. What happens if Disney finds a way to enforce and threaten legal action for "compensated" transfers. If Disney starts to enforce this rule then I lost all flexibility on using my DVC property which was a big reason I bought it. Has anyone found someone that is willing to do a transfer without compensation? What would you do in this situation? Would you wait to see what happens, sell some points or do hope they do not enforce the transfer rules? There seems to be a lot resales being posted so I would hate to sell in this type of market. I do have a call into my broker.

As a final note I think Disney has done a positive thing by bringing up these issues. I personally have not read the POS until now and were not aware of certain rules which I understand is my fault. I am glad that people are now reading their POS and are posting their thoughts. I believe that it would be Disney's best interests to make a clarification to all DVC members so that they know what can and can not be done. But they should realize that a major selling point of DVC was flexibility. I personally feel like we need the flexibility as long as using your points outside of DVC is not a fair value. I personally have changed the way I rent. Renting extra points is a lot of work just to cover your mortgage.

Dear Plutofan:

I agree, until things clear up, changing the way your rent is a resonable choice. I would hope that the eBay spectators and websites listing many existing spec ressies would be Disney's first goals. But perhaps they just monitor this board, and will start here?

I have found someone who transfers points without compensation, but since she can only do that once per year, I'm not sharing her with anyone!

I think it will all shake out in an acceptable manner. Blatant abusers with multiple eBay listings will vanish, Mega-Renters will change their renting patterns, (perhaps fewer BIG point deals, no more helping out with 34 point ressies), and availability should open up.

If anyone is gonna get hurt, it is the short studio rentee, who may have a hard time finding someone willing to rent them.

I'm also hoping the Holiday Lottery returns, for two reasons:

1) It will truley level the ressie field for all.

2) (Immature but true) I would love to see all the, "So what, these changes don't affect me, so why should I care...?" Owners, who would then have something to care about! I think all of us (frogs included) need to walk a mile in another's shoes before just dismissing their concerns, as realistic, or unrealistic as those concerns might be!

Best of luck,

-Tony
