I've been asking a bunch of questions lately but just trying to make sure I know all the details before I make any offers =) I have some questions.

1) If a seller has used all their 2020 points, would they just pay the dues for the year before closing on the contract? (I would imagine I would have to ask for this in the offer?)
2) How would a seller pay 2021 dues? As a credit? Again, I'm assuming I would specifically have to ask for this somehow in the offer.
3) When you calculate the per point cost over the life of the contract, would you consider a stripped contract to maybe have slightly less value?

TIA!!!

When the contract is sold, the MFs due need to be paid in full to Disney before it closes,

So, if 2020 points are gone, and your deal includes seller paying those, they will be already paid,

If the contract is stripped of 2021, and seller is covering those as part of the deal,,,yes, you make that part of your offer, then you receive a credit for them at closing, and then pay them yourself in January 2021, The drawback, of course, is that your credit will be at the 2020 rate as the rate for 2021 will not be decided until mid November,

If one buys toward the end of the year, the MFs for the following year are required to be paid at closing. So, if one closes, IIRC, on or about Dec 15th, and the buyer is paying 2021 MFs, they will pay them at closing.

If the current owner pays by the month, they will either need to pay all the MFs for the year or they should reimburse you for the remaining months and you will be responsible for paying. Or those fees will be escrowed and paid to Disney during the closing from the owner's proceeds.
