Can someone explain to me again how the number of treehouses that have been dedicated effects the ability to book them? I asked this question a few months ago and didn't exactly understand the answer.

If there are 60 treehouses and a certain number have been dedicated I think like 30. Does that mean for DVC points stays, only half are available for bookings at 11 months? Will more be dedicated for DVC?
 
Its understandable that you would be confused because there is no simple answer to your question. Here is something I posted yesterday on another thread about the THVs:


On June 30, 2011, Disney Vacation Development declared 6 more TreeHouse Villas for the DVC inventory (see http://www.dvcnews.com/index.php/res...eclared-at-ssr). So far, 36 of the 60 THVs have been declared.

Although only 36 THVs have been declared, I do not know how many THVs Members can book using points on any given Use Day. The basic rule is that Members can only book a percentage equal to the percentage of the resort that has been declared into the DVC inventory. To date, 97.42% of SSR has been declared for the DVC inventory. Thus, on any given Use Day, no more than 97.42% of SSR can be used by Members to book stays using points. According to the Master Declaration, there is no distinction in the type of villa accommodations, so the THVs are lumped together with the other two-bedroom villas and Grand Villas that are part of SSR.

SSR, like all other DVC resorts, has a reciprocity clause in its Master Declaration. This clause permits DVC Members access to villas that have not been officially declared. In exchange, DVD gets access to villas that are officially part of the DVC inventory.

I don't know whether DVD lets Members book no more than 36 THVs on any given Use Day, or only 97.42% of the THVs, or if it lets Members book as many as 60 THVs, and in exchange DVD reciprocates by taking an equivalent number of SSR villas -- in terms of points -- that belong to to the DVC inventory.

So, the answer to your question may be 36, or 60, or any other number between zero and 60. I would guess that DVD lets Members book at least 36 THVs each Use Day, and perhaps a few more. There have been postings by others that say they booked THVs through Disney's Cash Reservation Operation, so I doubt that we have access to all 60 THVs.

Thank you for the explanation.

The common thought around here had been that only declared units could be booked with points. But I thought I had read a year or so ago that you could book undeclared units via the arrangement noted above. This clears that up.

It doesn't really matter whether we can book 1 or 36, or 60 THVs. What is important is that there is at least one left when you call to reserve a THV. Good luck!!
 
I think if they only allowed 36 to be booked for points, they would have a hard time selling cash reservations for the other 24 with a rack rate of $570 to $965.
