I am a bit nervous to be booking from an individual for a townhome in Windsor Hills. We got scammed once on a vacation yeas ago and I have been nervous about it ever since.

These are the terms they have listed on their site:
Owner reserves the right to change rates and rental policy without notice
Terms and conditions: Dates are reserved on a first come first served basis. In order to lock in and reserve a date in your name we must have a completely filled out and signed confirmation form (emailed as an attachment) with a $350.00 initial payment on record. The remainder rental fee is due no later than 30 days prior to your planned arrival at which time when paid we will forward all required access information
Short notice bookings less than 45 days out require payment in full.
Security: Either a $400.00 cash refundable security deposit or a valid credit card number on file with an authorizing signature to use.
Cancellation Policy: There is a $25.00 cancellation fee. For a full refund of rental paid minus this fee, cancellations must be made at least 30 days prior to scheduled arrival date.
50% refund of rental paid minus cancellation fee for cancellations made from 29 to 8 days prior to scheduled arrival date.
No refunds for cancellations less than 8 days prior to the scheduled arrival date. All cancellations must be received in writing.
No refunds for unused nights if circumstances require you to terminate your vacation early. For this reason we strongly suggest that you acquire adequate travel insurance beforehand to cover reimbursement for these unforeseen expenses just in case.
Our townhome will be completely cleaned before your arrival and after you leave. The home is professionally managed by Oasis Vacation Homes with a 24-hour on call emergency service if needed.
Arrival time is after 4 pm, with departure no later than 10am on the morning following your last night. This is to allow our housekeepers time to complete their assigned tasks for the next incoming guest. There may be exceptions to this but only if there are no guest bookings back to back.
You must be 21 years of age to sign our rental agreement.
Sorry, we cannot allow your pets to stay at our townhome.
No smoking is allowed for the comfort of all of our guests.
