SSR resale pending??

I just saw on the sell listing for ssr 250 pts at $78/ point!! Do you think it'll pass ROFR? Makes me wish I saw it sooner!
 
Wow, that's interesting... I am curious to know if it passes too :p
 
I may be wrong. But the listing states 500 points coming on 12/1/04(250 + 250 banked from 2003). Priced at $78 per point. I thought since the resort does not open until 2004 there is no 2003 points. I could be wrong.

I thought I remembered them selling December 2003 points because some folks on these boards were saying that they were getting an extra year of points by buying the 12/03 use year.

Can't imagine just buying in and then having to resell. It's too bad for the original owners...I'm assuming, here, that they had to sell for some reason. :(
And I did see a posting here on DIS about December use year for SSR, so you're right, Happy Birthday Cat.
 
Sometimes people let themselves get caught up in the magic of the moment and buy DVC as an impulse decision. That's not the best idea since it is a rather expensive real estate transaction. I recall someone posting about their father who purchased while on vacation and then got home and came to the conclusion it was not the smartest financial move. They were beyond the period when you can change your mind and were looking at what other options there were -- selling would seem to be the only one.
 
I'm sure it will pass ROFR at that price or anything close.
 
Hello: I don't think they're taking too big of a hit. Remember these points were bing sold for $79 per point. They would be out, $1 per point, maintenance $3.68 per point and real estate fees.

$2,170 total loss. That's not bad a loss compared to purchasing some timeshares and selling when you get home. I've heard of people losing $10,000 in a matter of weeks of purchasing.

You forgot to list the broker's commission - that could add quite a bit more to the loss.

I do agree that a DVC purchaser wouldn't lose as much as many other timeshare owners who had to sell under similar circumstances. At least DVC doesn't lose 50% or more of its value as soon as you sign the papers!
