SSR Price Question

Hi Folks.
My Husband had an interesting question tonight that I don't have the answer to.
Why is SSR so much cheaper than the other resorts for points and yearly fees? Is there something about the other resorts that we are missing, as to why they are so much more? Even for reservations, SSR requires less points.
We have only stayed at Saratoga, and we thought it was great. But are the others "really great" LOL

resales are priced based on supply and demand.

SSR is the largest DVC resort so there is a lot of supply, and it's not near one of the theme parks so there's less demand. as a result, SSR doesn't command the resale prices of BCV and BWV - both within a short walk of epcot and HS - or VWL with it's boat to the MK...even though SSR expires in 2054 and the others expire in 2042.

and yearly fees?

annual dues are just based on maintenance costs. not sure exactly why it's cheaper but it doesn't have animals like AKV and no fancy pool like BCV. it's not on the coast like VB and HH. i'm surprised that the dues are more than BLT but being spread out condo-style may make it less efficient, with more grounds to care for...

You hit it right. Disney knows how much lawn care, grounds, pools, etc. cost them and has begun to make the cost more effective for us. The reality is that the fees are not going in thier pocket, so if they can make them more effective it's a much better selling point. Looking at SSR they have used materials, furniture, trees, common areas all cost effective. They continue to find ways to cut cost, not to cut corners, but to be effective. As far as AKV is concerned you are paying for the animals. That is a small cost for the view and care of the animals.
 
I always thought one of the reasons MF's are lower is because there are so many more owners and therefore the fees are spread out over more people. Does that make sense??

I also think the supply side is impacted by the economy and the relative newness of SSR.

Many people who purchased in the last few years, especially those who financed, found that they really could not afford DVC. Maybe they recently lost a job and need the money right now. So they need to sell to get out from the payments and are willing to take a loss just to get some of the initial purchase price back.

Most who bought the "older" resorts have paid off the purchase and are in a better position to weather financial setbacks. Many of them will sell for a gain even though prices seem to be depressed right now.

Not really supprised. BLT (LV Choice 238) requies more points per week than SSR (choice 192). If you multiply (maint fees) x (Points needed for 1 week in a 1BR) you are really paying about the same total in member fees per week for staying in either home resort.
