SSR Dues...when are they due?

Hi folks,

We are going to SSR in May 04, about a week after it opens. My question is whether we will get our dues statement before we go, because I read somewhere that you can't use your points until your dues are paid up. Is that true? We'll pay on the spot if we have to, but just curious. Has anyone ever heard of this?

Annual dues if paid in full, are due by January 31.

Or, you can have a monthly draw on you account.

You may have paid you dues in your purchase price.

It is true, that your dues must be paid in advance each year unless on a draw schedule.
 
Nink: I don't think that holds for SSR owners. We have not gotten any type of statment yet.

As for the OP question, I was wondering the same thing. I really would like to know how much this year is (since it will probably be prorated for when your building opened).

we checked into DVC on a cruise this month, and our guide told us that the dues, and finance payments, wouldn't start until our building opened, in July of this year.
 

We were told that dues begin when your use year begins. So if you have an October use year, your dues will not start until October. We have a June use year, so it is my understanding that our dues begin June 2004. Hope this helps. I hope it's correct because that's what I've planned for! LOL

In the year of closing, Purchaser shall be responsible for Purchser's portion of the Annual Dues, calculated by prorating the Annual Dues from either the date of this Agreement (as set forth above), the first day of the Purchaser's Use Year or the date on which the first Unit at the Condominium is avaiable for occupancy by Club Members, whichever is later, to the end of the calendar year.

This is what I found on my purchase agreement. I hope this helps!
 
My use year is March
My building opens June 6
My monthly payments begins Jun 15 (or I could of taken July1)

In my monthly payment will be my yearly dues based on only 7 months this year.

$3.80 x 150 points= $570

$570 /12 = $47.50 monthly

So I will be paying the $47.50 every month until Jan when they send out new statements and let us know if the annual dues were increased or not.
(I don't know if they are going to take a few dollars off because June 6 is the starting date. It is 1/5th of the month so maybe...If he building 1 owners who start May 17 are prorated for the middle of the month then Maybe June people will be too.)

We purchased add on points for SSR in March of this year. We were told that they dues would not be due until July as that is when our building will open. We bought into building #3. Then starting January 2005 they will be due by January 31 of 2005.
 
We purchased in October and have not received any notification yet. Our use year is February.

I called MS accounting dept a couple days ago about this exact thing! I was told my dues would be due by Sept. I have an Aug use year and for me that is when it is pro-rated from. I was told to call back mid May to get the $ amount.
 
My first purchase was BCV and I bought before BCV opened. BCV also had to the pro-rated membership fee the first year. I did the monthly EFT payment and they didn't start them up as soon as I thought they would. So, when it did get started the monthly payment was a little bit higher because the pro-rated amount was spread out over fewer months.

So, I will be curious to see how soon they get the SSR started....

I bought in Oct with a feb use year.
I was told that our first year was a pro rate and that my payments start June 15th.

I close on May 1st, and our pro-rated dues are in may. all of this is stated in your contract.
 
Unless you Do pay your Dues when they are Due, you'll be in deep Doo-doo. :teeth:

and do be careful with your hair on foggy nights, as you never know what the dew will do to your hair-do.

I spoke with Member Accounting recently and they stated they weren't sure when the bills for dues would be sent out but that they would be pro-rated for the year. I'm not sure if they really know when they are sending them out yet.
 
SSR is the exception. Dues are sent out at the very end of the year and are payable in January. If you pay them one month at a time or whatever, they will be paid up by January. If you do not pay your dues, you, of course would not be able to make reservations. Again, SSR and new members, may have a different situation. I happen to pay my dues all at once in January when I get the bill. Others may opt for some payemtn method, but the bootom line by Jan no matter what method they will be paid.
 
We just purchased at SSR. We have a March use year and our dues aren't payable until July 5th. Our payments begin August 1st. We aren't able to use any points prior to July 5th. Our dues are also pro-rated from July 5th for this year.

I don't have to worry about being late with the payments because they are just going to put them on my Mastercard. What a great convenience. They also put our mortgage payments on our Mastercard. I'm not sure if it's because we're from Canada or if they do that for everyone.
