Spring Direct Incentives 2/9-4/27

A DVC loan is a mortgage, and the DVC rates are well above mortgage rates. I would even argue that DVC loans should be cheaper than typical mortgages because they're so much easier to repossess/resell if the borrower defaults.
Even if it is a mortgage loan its not like it is a necessity like a principal residence is. Let's face it DVC is a luxury purchase no matter how you coat it.

Luckily we can all share in owning some of the magic with this luxury purchase.
 
When it comes to interest rates: You could argue that maybe DVC was being a little usurious back when the 10 year yield was sub-2%. It's been well north of 4% for a while now, and honestly I'm surprised they haven't raised it yet (assuming they did not this go-round).

It's also very much not free to re-sell foreclosed points. Y'all would probably be shocked at how much marketing contributes to Disney's total cost of points.

Except I dont even know if i should go with this new incentive period because the estimate she gave me is over $500 more than last incentive.

They try to get around this by saying its just an estimate, but I need to know exactly how much im paying to choose which way im going to go. According to my calculations, this new incentive period is $100 more Than last at 200. According to this most likely inaccurate estimate it is nearly $600 more.

I am not accepting an estimate. I want to know how much im paying. Its ridiculous ive had to do these calculations on my own. This sheet she gave me does not properly reflect what should be $8,100 in incentives this period and it shows a higher closing cost than the reality of before.

I am so irritated im considering sticking with my 150 and being done with it. I also want to see a picture of this gift if im paying $100 more. I really dont like games. This doesn't work for me. Also this sheet says that my costs could be HIGHER not lower.

To me, this is a sneaky way to not show that im not getting all of my incentives and I am not appreciating this at all.

No, I didn't ask for that. I honestly haven't been following that conversation and have no clue how much the title insurance even is. My fees/cost were around $391 total, I believe.



My guide said we would be getting this too. But Girlstar's guide said you need to purchase 200 points so perhaps my guide is wrong and we won't get it since we only purchased 160. I guess we'll wait and see. He said it was "Mary Blair-inspired." But again, I guess we'll wait and see.
Yes Mary Blair inspired, not actual Mary Blair, do not mean to mislead. So my guide knows im considering 200 points so I wouldnt be surprised if saying I need 200 points for it is a way to get me to purchase 200 😅 She did specifically say 250 for new members so maybe not, but who knows. As others have said this feels more timesharey than what im used to from DVC and im not loving it
 
Man, this SSR pricing at least has me considering Direct again, which I wouldn't have anticipated being on my BINGO card for 2026. We're happy enough being resale-only owners and don't really need a blue card, but it would likely save us $ in the long run as we're out-of-state Incredi-Pass holders and it'd be nice to have unrestricted points to stay at any restricted resorts on occasion.

Having said all that, I've been feeling a bit lazy this winter and the thought of dealing with a guide and then likely selling our RIV resale in the near future sounds like more work than I care to take on right now lol. 😄

I hope it's Joey Chou. I love his work! The guide said he was going to try to find a picture of it but I honestly don't expect him to remember. That's okay. It will be a fun surprise.

So I'm definitely getting the gift. There's a page about it in the documents I just signed. Woohoo! It won't get sent until 30 days after closing and they said it may arrive 30 days after that. So I won't be seeing it for quite a while. Our estimated closing date isn't until mid-March.
 
In case anyone is curious about the pricing breakdown of our 160 VDH points with this incentive...

Base Price = $248 x 160 = $39,680
$24 off per point brings that to = $224 per point
$224 x 160 = $35,840

Extra discounts =
$1000 anniversary incentive
$1000 Disney Visa cardholder
$500 D23 Gold Member

$35,840 - $2500 = $33,340
Closing fees = $392

Total cost = $33,732
Breaks down to $210.83 per point.

We are doing Magical Beginnings on 2025 points.
160 x 20 = $3200

So that brings our total to $30,532
$190.83 per point

Oh...I will also add, we put the first $12,000 on our Disney Premier card, so that earned $240 in Disney rewards at 2% back.

The remaining $21,732 will go onto the new Disney Inspire card, so if it counts as a Disney purchase, I hope that means we'll get 3% back....which would be $651.96. (If we only get 2% back it's $434.64.)

I do NOT like the new individual quote as it just says "offers/incentives" and gives a total $$ but doesn't tell you what each are, so it's hard to see if they missed something. There is a real lack of transparency now. 👎

Agree and it turns out the reason it was off is because she gave me the new member pricing. I would have caught that right away if the incentives were listed. Always do your own math from now on guys

You did. I think you said something about loving the sprawling, laid back, FL condo feel and that the bus loop was simply the most efficient form of Disney transportation you’d ever seen. Oh, and I think you thought it was some of the most unique Disney theming on property - I mean, who doesn’t think about upstate NY and horse racing when they’re in Florida?
