I am looking into buying direct at the RIV but am concerned with all of the restrictions I have read about and the value declining. Would there be any downside to buying half of my points at the RIV direct through Disney and half resale at the Poly? Or would you just buy both direct through disney?

Buying DVC should always be about wanting to stay at the resort you purchase. If you like RIV and want to stay there, buy there. Same with Poly.
Yeah except Poly is about $50 more a point. Ive stayed at both and like both, poly slightly more. Trying to get the best of both worlds I guess.

If you can get the point package you want at Poly resale, I would go for it. There are some RIV resales out there, but not many. I own both resale and direct (and have the blue card).

No harm at all in splitting the resorts and with some direct and some resale.

Just remember though that the Poly resale points can’t be used at RIV and that you can’t use the points together until 7 months for the L14 resorts since they will be different resorts.

Just be sure you keep the same UY to keep things in the same membership.

Buying direct might be a good idea for your situation, but it isn't for many families. We don't know enough about your situation to know what is better for you.

I have all resale.

The way you describe it (half direct RIV and half resale Poly) won't work for what you want to do, if what you want to do is stay at RIV. Right now RIV will have the best incentives to buy, so your direct points to stay there should come from there. If you're worried about value declining and you want to stay at RIV, your only real choice is to get some other resort direct and hope the 7 month window treats you kindly.

The usual advice is "buy where you want to stay," but I prefer the slightly less-restrictive "don't buy where you wouldn't be happy staying." If you can imagine being happy if the vast majority of your stays at RIV, then it is a place you could own. If you like Poly a little bit more, but it is not a deal-breaker, then no worries. But, if you imagine feeling resentful that you are staying at RIV "yet again" instead of Poly, that's a different story.

I like the price of resale but the limitations on new resorts and the lack of member perks have made me want to buy direct, which I’m sure was Disneys intention.
