Speed of sales at SSR vs OKW?

Considering all the DVC momentum established since the beginning of selling what was an unknown commodity at the time, OKW (fka DVC), and the fact that these two resorts are very similar in size, how much difference in time do you think there will to reach "SOLD" for SSR. FYI, the wonderful keeper of DVC knowledge, Doc, indicated OKW sold originally in 6 years. - Thanks Doc for info!
 
I think it will be considerably less. DVC is now a well known instrument and the benefit of being able to potentially use OKW, BWV, AKL, Vero, HH and probably most importantly BCV will mean people will be more confident taking the "plunge". If the only DVC available through Disney is SSR then many people who are unaware of the resale market will see SSR (direct from Disney) as their only option. I'd plump for less than 4 years.
 
I agree with Vernon's assessment of SSR. However, the unique thing about SSR is that they have a lot of land available and can add on to the initial phase if sales are robust.

In it's current state of construction, the resort doesn't begin to encompass all of it's original plan (it is ultimately supposed to be larger than OKW) and I suspect can be phased into an even larger resort- dependant on sales. It seems to me that DVC really has the ability to base the final size of this resort entirely on it's sales performance.

If sales don't perform well, they can dust off the mothballed Eagle Pines plans (although that resort would seem to be similar in style and design to SSR) or venture into another area- like VAKL or VCR (Villas at the Animal Kingdom Lodge or Villas at the Contempoary Resort).

The beauty of the SSR project is that it is being built in phases. I would suspect that if after phase one is complete and sales are slow,they will just delay the next phase. The resort design gives them a lot of flexibility. VM mentioned the final plans called for something like 552 units, being larger then OKW. I'm curious to know how many units will be completed when the resort opens. And like Doc said,there is still room over there to expand beyond the 552, of course that may mean adding another theme pool to the mix to prevent overcrowding, but anything is possible with SSR.

I don't see myself doing an add-on here, but I think DVC's plan for the area is pretty slick.
 

Let me take the contrarian view. I think SSR will take at least 5 or 6 years to sell assuming they do the full 552 units. The reason I think the sales will be less than some of you include several items.
  1. I feel like SSR is not going to be a major destination for many. I think many will look at it as a place for a few days or an occasional trip.
  2. I think DVC has reached a certain amount of saturation of sales.
  3. I think more people will be willing to go resale to get the other properties.
    [/list=1] I suspect there will be a few, but very few that will truly want to buy SSR. I think most will be an add on rather than a full contract. Some will buy because it's all they can buy directly from DVC. Now if they come up with a great kicker to get the sales going, that could change things significantly.
 
I agree with Dean. I think the kicker will be that the units will be the same tiny units as the other resorts. I think its going to have to be less points. In fact, I remember seeing something about SSR being an economical DVC resort. it may even have a lower point schedule than OKW. It should, same location but smaller units.

there is somewhat more on site to work with, but I just don't see them going all out and doing it right.
 
Sales should be slow. DVC's last project, BCV, had a great location and pool. It is really an outstanding, BCV that is, now I think they are moving to the other end of the spectrum with the location being so far away, like OKW. This is why we are probably seeing that Member BBQ over at BCV, they want to make sure they sell most of BCV before they have to start selling Saratoga Springs. I predict a slow sale situation. I also fear that they may start sharing the buses with OKW, which should really put an end to the bus service for most OKW members.
 
OKW is away from the hustle and bustle and has big rooms and low point costs. BCV, VWL, and BWV are where the action is. Explain to me again why anyone would buy SSR?

Does Disney really think there are that many people who do not know that there is a resale market?

Put me down for only good initial sales and then a complete stall! I think SSR will make VB's sales look brisk.
 
Because if you want to stay on property and own DVC points,it will be the only property availible. The resale market may appear big,but it couldn't possibly meet the existing demand. If DVC didn't build SSR and had no points to sell, I wonder what resale prices would skyrocket to ?
 
I tend to think that if they build the 552 units, then SSR may well become the "On Site Vero Beach" property.

That is not a slight to Vero Beach, which I hope to go to many times in the next few decades. I just mean that I can see the guides selling SSR and telling prospective buyers that it will give them easy access to BWV, BCV and other on site properties.

I predict that we will see a lot of people in the "checking into DVC" stage in a year who will be asking...."Is it really true that I can buy SSR (with Magical Beginnings no doubt) and get into any of the other DVC resorts with no problem?".

The modular building aspect of SSR is very interesting. It will be fun to see how quickly they start building the various units to get to that 552 mark. Kind of reminds me of selling a large subdivision by opening the various plats one at a time!

Explain to me again why anyone would buy SSR?
1) Many people know nothing of the resale market, I expect DVC to market quiet heavily and they will underline the possibilities of renting other DVC units.

2) It seems DVC is making much of it's pool plans at SSR. We will have to wait and see if they turn out to be as spectacular as Disney seems to believe.

3) Access to DTD will be mentioned as a great benefit to those that like to shop and of the multitude of eating and entertainment options at DTD (might not be your bag but it's all in the selling)

4) The Spa ( formally of the Institute) really is a top class facility, DVC sales will have some nice promo material for this ( sell it particularly to the women) and I think there will be "deals/discounts" for SSR members at the Spa. DI was a loss making area and as such probably didn't have a huge advertising budget, DVC is a HUGE cash cow for Disney, I expect no expence will be spared to make sure all the nice aspects of SSR are shown off to their best potential.

I would be most suprised if they went to sharing OKW busses, while selling SSR ( it may happen later, but by then IMHO the resort will be too big to make that viable). The bus system wouldn't be a huge cost and it would have the potential of putting people off buying IMHO.

Disney has been very good at marketing each new resort, showing it in it's best light and the advantages of it's individuality and personality. I don't think they are going to drop the ball now.

How many sales go through Disney? and how many resales go through? The Timeshare store who advertise and sponser this site are one of the biggest resale agents and I doubt they handle more than 20-30 resales on a busy a week ( I'd guess the average is less than 10). Get real, I would estimate the resale market adds up to much less than 5% of the turn over. If all the people who bought through Disney went into the resale market , there would be no resale market in a couple of weeks.

Oh and I missed this out, while we all know that OKW is considerably larger than most of the other DVC resorts, and this seems likely also to be the case for SSR, for people used to staying in hotel rooms the units at BWV, BCV, VWL et all continue to blow them away with the size of the one,two and three bedroom units. New buyers will compare the units to what they are used to, IMHO they won't know about OKW until WAY after they have signed up, plus while OKW members like to make much play on the "size matters" issue, it seems most of the owners at other resorts don't consider it to be a vital factor.
