Sold on DVC - New Contract & Resale Combo?

We decided earlier in the year that we would buy into DVC and during a visit last month we did the DVC tour thing at Saratoga Springs. We were told that only Animal Kingdom or Bay Lake are available to buy neither of which would be our top choice.

Until the tour I was convinced resale was the way to go because the restrictions as they stand wouldn't be of any concern to us, but we got the impression that more restrictions were on the way.

We're not buying in until later in the year, because we don't want to finance our DVC but since the tour I'm left wondering whether or not to do a new (small) contract with Disney and buy a bigger contract resale.

We were told we could buy as little as 100 points direct which would be OK but ideally we're looking at 250 - 300 points in total. I'm not wholly happy with having a contract with our home resort being AK or BLT because I prefer SSR but I'm left wondering if we bought 100 points at AK or BLT direct and then a 150-200 resale, would Disney be able to distinguish which points have restrictions and which don't?

Anyone bought direct and added on resale? How does it work for you? Do they restrict your add on points?

Any further restrictions on resale would have a line of delineation. So, if you opt to buy in October and no new restrictions have been announced then you are fine. For example, when they made the changes last April 20th they gave several months notice and a specific date. I can't envision any further changes not going the same route; they would have a revolt on their hands if they tried to make a restriction retroactive. I am sure you will be plenty aware of any further restrictions. You "got the impression" via the tour that more restrictions are on the way, but I'm guessing they didn't give you any solid, specific info? Scare tactics, nothing more.

I don't see any compelling reason to do a split purchase (direct/resale). Your resale points WOULD be restricted. If you see that there is little real value to DVC points outside of WDW, and especially if you are looking at 300 points, then I would recommend buying 2 contracts of 150 points each (much easier to sell or scale back later on if you so decide).

SSR points are available for a very reasonable price ($55ish?) via resale. If that's where you want to own, then go that route.

That's interesting because they were quite firm on the fact that they only had AK, BLT and Aulani. I read an article (I think it was on DVC News) that they have sold out for new contracts on SSR too. In a way that doesn't make much sense to me because they could (if they wanted or demand required) use the ROFR to buy back at any resort and sell it at a profit. She did say that she thinks they will have some extended OKW points for sale soon which I might consider.

I loved SSR (we stayed there for 2 weeks on a package deal) but I liked WLV and BCV as well. To be honest, the 2 I am least interested in owning at are AK and BLT!

I think I'll go back to plan A and buy resale.

The thing for me right now is that the restrictions do not bother me because I would only use my points at WDW or possibly in DL once in a while.
 

I'm guessing that the Guides get a bigger paycheck if they sell the active resorts. Disney always has points available at older resorts due to foreclosures and other defaults.

Make sure that SSR is where you want to call home then buy resale.

Disney has done a lot of things recently that I never thought that they would do so who knows what restrictions or changes will be next or if there will be any.

Just to clarify though, the contracts can be combined but they will still distinguish between resale and direct if you want to use outside the "berm". Just wanted to add that b/c OP wanted to know if DVC distinguishes between the two if you buy both ways; the answer is yes.

If you want to stay at BCV, buy there. You can almost always get into SSR, but conversely BCV is definitely the hardest. If you WANT SSR, save the money and buy there. If you WANT BCV you should buy there, but remember that you can always use the points at either. You would be paying about a $25 premium for BCV points so just make sure that's what you want.
 
My interpretation of everything you have said makes me think that resale is definitely for you.

-you don't have to have the points at this very minute
-you don't care about the restrictions (many people don't)
-you don't want to stay at the resorts they have available

All three of these elements suggest that you should strongly consider buying resale. I recently bought a resale contract at BWV and am currently going to contract on BLT resale because everybody told me "buy where you want to stay". Although that doesn't apply as much to SSR (because they seemingly never run out of occupancy) it does apply more to BCV, the other resort you like.

My suggestion, buy 150 BCV and 150 SSR through resale. Have two home resorts that you can book at the 11 month window, and save a boatload of money in the process.

You said it all...you don't like the resorts they have available. So why would you pay a premium for something that you don't want?

It's my understanding that SSR is officially sold out and they are not selling any "new" contracts there. However there are SSR points available for current owners adding on. Maybe you could buy resale initially and then add on small contracts direct.
We are in the process of buying SSR resale. 150 points, low 50's, loaded contract. Many great deals are out there. We love it there too. Good luck!!

things can change considerably whether you buy direct or resale.

but so long as you are happy using your pts at DVC resorts (rather than trading for cruises and such which aren't a good deal to begin with), i'd recommend buying resale to save the money upfront.

If you're saying they can't make changes retroactively, you are not correct. They can and they likely will. The line of demarcation is almost certainly going to be the date of distinction in place now, 21 March, 2011.

I don't think there's anything they can do to take away usage or options for DVC resorts. Specifically I don't think they can stop usage for non home resorts that are in the club or that they can make different reservation windows. They might be able to do some fringe options related to wait lists, transfers, etc. They could take away RCI but I doubt they will. Even if they did, you could still exchange through the independent exchange companies. They could also potentially make changes that would affect future resorts but they'd have to create a new club to do so and not just change the rules. I think the BVTC exchanges would be more tenuous but I doubt we'll see changes there either.

It sounds like resale would be great for you given that SSR seems to be your preference, the relatively later expiration date and the current resale prices around half.
