So, now that you've convinced me that DVC is waaaaaaaayyyyy better than offsite timeshares, what's your opinion of resale vs new at SSR? I've been looking into SSR and it looks great and we definately would be comfortable staying here. Any downside to resale? How about buying new?

If your heart is into SSR and you think it will still be pumpin' in 2054 this is a no brainer. If you use the incentive for SSR you would have to find a resale at $60.00/pt including closing costs to match the lifetime $/pt.
 
Someone who bought resale can probably give you more detail on the benefits of resale ,but I will tell you why I bought SSR.

As you notice on these boards everyone says over and over again "buy where you want to stay". That really was first and foremost for me.

I really, really like DTD and PI and look forward to being relatively close at SSR. I also like the fact that the spa will be next door. Those are things that appeal to me, but they may not mean anything to you.

Many people here LOVE the DVC properties in the Boardwalk area. I'm just sort of lukewarm on Boardwalk so this was not a plus for me. Those properties are great though for being able to walk to Epcot. OKW has the larger rooms, close parking and relaxed atmosphere. VWL is also a favorite with many for its lovely atmosphere.

Once you decide on where you want to stay - well then it pretty much comes down to SSR or resale. You can wait list for the sold out properties or buy resale from a broker or maybe directly from an individual.

I still feel that the most important factor is buying where you want to stay. That being said - the process of buying a new property from Disney (I can't speak for the Disney resales) was SO EASY. I literally made a phone call, gave my cc number (I'm getting lots of Disney Dream Dollars for this) and signed some papers that they sent me. No waiting for right of first refusal, etc - but I am having to wait for SSR to be completed.

I've heard that the financing is easier and cheaper through Disney but I do not have first hand knowledge of this.

I forgot to mention the added length of the contract but that was not a real issue for me as I am old! and do not have children.

Well, we bought into SSR, after a failed attempt at a resale contract at HHI.

We ultimately bought in finding that we were spending a few thousand more for SSR, over the low HHI contract we had. But for a few thousand we found we were getting 12 more years of vacations and a hassle free purchase.

Our resale did not go well and took up alot of our time. We could have kept trying for a resale, but our time is worth something to us.

We also like the isea of thinking that in the long term, our resale value be higher for longer, should we ever have to sell, because of the extended contract life.
 

The biggest benefits to buying resale include the ability to buy into a sold out resort that you really want, and the potential to save some money or acquire some banked points. In the case of SSR it looks like the current incentives, combined with the longer ownership period, make the cost of buying SSR direct pretty attractive. So that leaves you with the choice of home resort. If SSR is where you think you will want to stay the most then go for a direct purchase. If you have your heart set on staying at VWL, BCV, BWL, or OKW you might be better off with a resale at one of those locations.

Another benefit to a direct SSR purchase would be Disney financing if you need it. Also, with a direct purchase thru Disney you can make reservations about a month sooner than if you went resale. On a resale you have to wait for the closing to go thru and the documents to be recorded, and that is after you get thru ROFR.

Resale would be a longer process..........but well worth it if you get a resort you want, and if you can save a few $$$ or get some banked points along the way all the better.

Rule #1. Buy where you want to stay the most.

Are you sure SSR is your first choice? There are 7 great DVC resorts to pick from: OKW, BWV, VWL, BCV, SSR, VB, HHI. Out of the 7, if SSR is what you're sure you want, then by all means buy SSR. Also, other than SSR, I'm not sure Disney has any other inventory left, do they?

However, if there's another resort that is even more appealing to you, I would suggest you strongly consider a resale. Many people buy resales. No issues, other than the risk that your offer will get snapped up in a ROFR. I'm sure that's a real pain.

Also....IMO $$$ you might save by shopping the resales, may not amount to much at all, when you spread it across the life of the contract, and account for the extra 10 years you'd get from SSR.

I agree with what others have said. Buy where you feel you will want to stay the most--that gives you the most flexibility and avoids disappoints later. If it is a toss-up and you have no real preference, then SSR is a no-brainer--especially if you need financing. Disney financing is better than financing you will get for other timeshares (though nowhere near as good as a home equity loan.) This, combined with the pre-opening discount, make it just about the same price as buying a resale. (unless you can pay cash for the resale or use a home equity loan)

In the end though, make sure the location and theme of SSR is something you will appreciate.
