So many BCV Resales!! Thoughts?

My boss sold his BVC points - but it was because his kids grew to be more interested in IOA, and they would go there only every other year and travel other places as well. He said they loved it while they had it, but it was time to move on. That probably happens a lot.

What's IOA? Independent Outside Activities?
 
If there really are more listings on resale I would put in my two cents that some people probably stretched too far with financing arrangements judging by the foreclosure rates out there.:confused3
 

Maybe not more selling but less buying resale now that AKV is available. Just think what could happen if they actually opened CRV. I think that would depress resale value since that is a GREAT location.
 
Then there is the "Dean" factor from here on the DIS. On another thread (I think the one about Where is the DVC Market going) he stated that BCV is getting to its peak and those who are planning to sell should start considering it (and those who plan to keep their contract until the end need not worry about anything).

And Dean is the DIS-DVC equivalent of EF Hutton...When Dean speaks...everyone listens! :goodvibes
LOL, I didn't know I had that much power. I don't think I've suggested anyone sell. I have suggested that I felt all of the 2042 resorts were at or near their peak and that I was planning on paring down my holdings by selling my 2042 holdings and buying a much smaller amount of AKV points. I've also said it didn't make sense simply to sell to buy back unless there were other factors. In may case it was the desire to end up with significantly less points as part of the deal.

Foreclosure's seem to be getting alot of press these days. I also wonder if people just need to cash out.

We have had at least 3 in my neighborhood in the last 1.5 yrs. We looked at 2 houses in a $500,000+ neighborhood that were repo-ed. A former classmate of my eldest DS had their house forclosed, it's a big one about 4000sqft. They just walked out and left it last year.

I about fell over when one of my preschooler's classmates mom was bragging on how they took out a home equity line so they could do the DCL/WDW trip for a family of 5!

I guess I better start saving. I would love depressed resale values since IMHO CRV is one of the most unappealing ideas yet. (One man's trash is another man's treasure, just keep that in mind before you decide the CRV is "The best ever")

Don't underestimate your power Dean. I called MS to change a reservation this week and asked a question about booking a certain room type, as I wanted to confirm what I had read on this board. The CM asked if Dean had recommended this. I about fell over, she said alot of newer members call up and ask about strategies and other things that you have mentioned(guess mention you by name, don't know if this is good or bad)> :thumbsup2
 
There is another factor that has not been mentioned and that is the exchange rate.

The US dollar is weak right now. Although that shouldn't effect why there are so many resales currently available I can tell you this. I am from Canada. A few years ago we were interested in becoming DVC members but at the time the US dollar was strong and it would hae cost us about $1.55 CDN to buy one US dollar. Today we can buy a US dollar for $1.16 CDN.

That is a big difference. When the US dollar regains its strength in the world market I am sure you will start to see many resales on the market by sellers outside of the USA.

Today's local paper had an article of the strength of the pound. Lots of Brits are taking FULL advantage and buying in the US while the buying is CHEAP! I guess you might want to sell your DVC if you were buying your dream house (Number one location for Brits buying in the US according to the paper was Florida!)

Right now is a good time to buy for those living outside of the USA. It is about as cheap as it is ever going to be to convert currency into US dollars.

While resale supply for Beach Club might be up there is also more buyers right now. All of the recent recent resales passing ROFR shows that the resale market is good right now.
