smart thermostat

Help please. I have a new house (ok, three and a half years old) The builder installed programable but not smart thermostats. To be expected I guess. Anyway, I got a really really good deal on two Amazon smart thermostats this week and just tried to install them. The upstairs one snapped right on, connected to the internet and seems to be working fine (it's been less than an hour) The downstairs one will not connect. Turns out the wires on the faceplates are not the same and the app is telling me the downstaies terminals are not compatible with the thermostat. How is this even possible in the same (new) house? Is it fixable? Should I return one or both of the thermostats?

Yes, it is possible. If you have two thermostats, that means you either have two furnaces or one furnace operating two separate heat zones. If it's the latter, only one of those thermostats would have been programmable; and one a standard type. The wiring would be different. I run the warranty department for a homebuilder; these issues are common. Today's "smart" items are actually light-years more advanced than technology was even just a few years ago. My best advise to you is to contact the Customer Service department of the furnace manufacturer. (The contact information should be on a sticker somewhere on the actual furnace, or easily accessible on-line by the brand name.) Tell them what you're trying to do and what the problem is. They will be able to direct you to accessories that will be compatible.

Since I moved in I've been setting the thermostats for different temps and they have been reacting to those settings, both programed and "on the fly" doesn't that mean they are both programable? When I first moved in the programable function had not been turned on for either thermostat. I googled the directions and activated both and they both responded

Either way, the advice stands - contact the furnace manufacturer and ask them about installing any after-market accessories. Good luck.
