I was babbling about Disney and DVC resale one night and figure my husband was totally tuning me out since he is not a fan (Ok that is an understatement). But something I said must have struck him and he started discussing resale DVC with me. I think i am in shock, my husband who is in no way a Disney lover actually said YES to possibly purchasing DVC :yay:
I need to do a lot of research and saving. Any suggestions on where to start. I want to do resale. I'm not picky. I have stayed at AKL on my sisters DVC points and loved it there but I am open to any resort. is it better to pay a little more per point and have less in yearly dues? I am thinking of buying 2 smaller purchases of 50 to 75 points each (like one at AKL and different one). Can you use all points at the same resort or would you have to move resorts mid vacation?
 
I suggest that you start by getting picky. :goodvibes

Nothing worse than buying a home resort and finding out later that you don't care for the place.

Since your husband has given you the opportunity to become a DVC owner, I would do the best job possible in selecting yours and his favorite resort.

Do a lot of research.

Here are the things that I have learned.
1. It is important to buy into a resort that you will like to stay. While you can find rooms at the 7 month window, it'll probably be the more expensive (pointwise) rooms and not the standard ones. That makes the 11 month window very important.
2. Your idea of buying two smaller contracts is (IMHO) flawed. First, you'll have 125 points that can only be used at the 7 month window. Unless you like to do very short stays then you could make small reservations with each at the 11 month window. Secondly, I have been crunching a lot of numbers with my decision to buy and it almost all circumstances the small contracts are so much higher in price as to make it almost better to buy a larger contract for the lower price. You only spend a small amount more but gain a lot of flexibility.
3. In the end I decided SSR because it is both low in cost per point and it has lower cost annual dues. Besides, I like the resort. OKW is even cheaper but has higher dues and a shorter contract. (Besides my wife hates the bathrooms!) The idea that you'll buy into a resort and rarely stay there is a recipe for disappointment. If you like AKV hen buy there. There are a lot of good reasons to make that purchase. In fact there is a thread here somewhere where the comparison between SSR and AKV r value is made are there are really good arguments supporting both sides.
4. Check our allears.net for videos of the various resorts. They are very helpful for learning about what you want and don't want. My wife was sold on OKW until she saw those bathrooms. BAM she was ready to spend more to get a nicer room.
5. 150-160 points is a really good starting place (particularly at AKV) It'll get you a standard 1 bedroom for a week. But like I stated before, I've been crunching numbers and 250-300 points will be give you the most flexibility. My plan is to pay off the 150 I'm trying to buy now then get another contract that brings me up to that level.
6. Know what your ultimate goal is and move that direction. While I'm not buying into Aulani, my goal is to stay at Aulani as much as I can with my points. Like I said before, I may not be able to score that standard room, so I'll need enough points to get me that room with the view that costs more points.

Just my 2 cents.
 

Ditto PP statements about reading/researching what you need to know.
IMHO, you should take about the same amount of time to buy DVC as buying a house.
Reading as many posts on this forum will help make sure you understand the following terms:
UY
home resort
MF
7 month booking window
Rule of 4
AP
F&W and F&G
Then and only then read some more. Ask as many questions on these boards, there are alot of knowledgeable posters who will gladly provide as much information as you desire.

You can not make a reservation and take a vacation outside of the DVC resorts within the last four months of your UY. DVC needs time to resale your reservation when you make for example a reservation on DCL using points. The "Rule of 4 "in one of my cases:
Prevents me from making a reservation on a DCL with a June UY from Feb - May of that UY.

An exception to the rule of 4 is the Disneyland hotels. And they do not have a $95 fee to exchange into.
 
To me it's simple:

- Choose the resort you like the most.
- Choose what time of year you will most likely travel.
- Choose how long to want your stay to be.
- Choose what type of room for your family's needs (I.E. Studio, 1 bdrm, etc.)
- Figure out how many points that is by looking at the points charts.
- Try and find (resale) a contract(s) that suits that need and put in an offer when you're ready.

So the rule of 4 applies to exchanges through RCI, correct? We are considering buying resale so we wouldn't be able to use points for anything other than DVC anyway. Not that I think we'd exchange through RCI much but good to know.

Resale buyers are currently allowed to use RCI due to the contract between DVC and RCI.

Thank you! The hunt has begun. Im probably really odd but I actually like OKW for the reason that it ends earlier then the others, when I will be hitting 65. At that point I will probably want to retire and travel RV style. But i am considering AKL and SSR as well. I have a good idea how many points I want to start out with and I may add more on later. That my husband is even suddenly open to the idea had me totally shocked. I NEVER dreamed in a million year he would agree to buy a timeshare much less a DISNEY Timeshare.
 
I'm in the process of purchasing dvc resale. I've poured through the posts on this and other boards. My problem was that I didn't want to skip any vacations I have planned in order to pay for the dvc. I know it costs more per point for the small contracts and eventually I want to purchase a larger contract but I'm now in the process of purchasing a small contract to get my foot in the door. It was a way to still be able to pay cash and not forsake upcoming non disney vacations. If I had the extra cash laying around, wanted to take more time to save... for a larger contract I would have purchased more points for lower cost per point.

I know it's high priced but I paid $92 per point for a 25 point AKV contract. Offer made and accepted on 10/10 and passed Rofr today. It should close by first week of December. Total cost including closing fees is $2675, a number I could save and pay cash for by cutting out some indulgences for couple months vs taking from savings or canceling a trip. This made my non disney and anti time share husband not care as much that we were purchasing a timeshare. I'm ok not having new ski equipment this year in exchange for a five nt akv stay every other year till 2057.

We have three wdw trips planned in 2016, not normal for us. The 75 points ill have available to use will cost maintenance fees but ill get one 5nt value studio and one three nt value studio stay in 2016. I'll also be able to save $ on the annual pass purchases and tables of wonderland card. My hope is to purchase some transfer points in 2015 for the additional nights I need for 2016 or perhaps purchase poly dvc if they are offered at an initial discount for dvc members like they did with vgf.

I can forget about the initial buy in cost of my small contract and call it paid for, in my eyes anyway, after the first year. It's much easier for me to think, "geez I didn't get new skis this year but got dvc" vs, "geez I spent the cost of a new car on dvc and now have mf's that cost me new skis every year." Perhaps this plan is flawed but if so I'm not out any big $.

To answer your last question:

You could do it several ways.

Use the 1st contract at it's home resort at 11 months and get what you can, then use the second contract at 7 months to finish of the reservation.

Do a split stay by booking at each home resort at 11 months and moving once during your vacation.

Book both home resorts at 11 months and then switch one of them at 7 months.

Or: Alternate years at each home resort by banking or borrowing your points so that you have an 11 month priority reservation each year.

So, no you can't use all points (assuming two different resorts) at the 11 month window, but you can make it work for you.

Buying small at first is a great idea. You can always add more points.

They're also a good way to make you crazy when trying to pull together a stay at a high demand resort in a high demand season. It's hard to book without a ton of points to play with!
 
I was equally shocked when we were staying at Aulani on our SSR points, and DH insisted we buy in with his CM discount. We only bought enough points to go every 3 years , but still. Totally not my idea. :confused3

About the person who said you should take as long as you buy a house....we actually bought a house in less then 40 days (spent 3 days looking at houses, sent in an offer and closed in 30 days....love the house I bought and have an affordable mortgage, great neighborhood and new kitchen appliances) I plan on taking a lot longer to choose with DVC (I want to pay cash so we're saving first)

We're looking at AKL (for a 2 bedroom) or BLT. AKL draws me in because of the theming...it's my favourite but I like having the monorail. I also worry about the distance to the rooms. (If we did it, we make sure we have enough for a savannah 2 bedroom every 2 years.)
