Right, after deciding to cancel our villa - have spent this week trawling the villa sites and have a final shortlist of 2. Both are huge - but have quoted us less than or the same as 3 the bed villas I'd asked for....

Both villas are the same £££ and are on SR27- an area we've stayed at before so are familiar with but not on the actual divisions we've chosen

*Calabay Parc is futher out, but is a deluxe 5 bedrooms (for 4 of us !!) and has lots extras like TVs, playstation, kids room etc

*Silver Creek is nearer to Disney, 4 beds but is more 'basic' or a bit bland for want of a better word.

Any comments good or bad on the two developments please ??

PS - anyone want to book a villa in Indian Creek at Easter so I can get my deposit back :rotfl:

I do not understand why you have cancelled your villa on Indian Creek for Easter, as far as I am concerned the construction work on the Beltway did not affect our holidays, infact we never heard it at all.

I'm glad it didn't affect your holiday but witha pool backing onto the dust access road it's not a risk I'm prepared to take - even with the loss of a hefty deposit!

I am sure that your holiday will not be sploit, but it is your choice. The owners of the villa you were going to stay at will certainly book it out and will most probably return your deposit.

Most owners would not normally return your deposit as it is in their terms and conditions.

I would hope that 'most owners' would inform their paying guests that there was construction work a couple of yards from the villa - would you ?? :)

If it was a hotel it would be expected! I most certainly would not have booked this villa if I'd been informed at time of booking.

A definitive answer would be useful and several villa owners say it's not a problem but visitors & official sources say....

Question 3) When can we expect to see the stretch of the Beltway that passes through Indian Creek with a proper road surface? As you can imagine the sandy surface that was being used by machinery whilst we were present was causing a considerable amount of dust.

Response 3) The temporary access road behind Indian Creek will be used for the duration of the project. The stretch of Beltway behind Indian Creek is scheduled to be paved sometime in late summer or early fall of 2006. We will continue to work with the Contractor to try to keep spraying water on the area to minimize dust. Construction will be ongoing right up until the time the roadway is scheduled to open in December '06.

Construction of the Western Beltway will be ongoing throughout 2006. By January, most the the work going on near Indian Creek with be actual roadbed construction. Right now we are working on bridges.

The road developers estimate that approximately 400 properties will be in full view of elevated highway along the whole section. However, legally, the issue of noise cannot be addressed until it arises! There will be no landscaping, walls or earth banks installed with the road, which is forecast to carry 30,000 cars per day within 2 years of opening. Work is permitted from 6.30 am, although fuel supply trucks have no restrictions and can deliver at any time of day or night. The work is already impacting many residents with noise and dust.

Unfortunately I live next to an ongoing major road construction site - I'm going on vacation to get away from it lol !!

I'm asking on a different thread for exeriences from people who've stayed there, close to the work - thank you for for letting me know there is no noise/dust problem near the entrance :)

Sorry never heard of Silver Creek but have driven to Calabay Parc and agree that it's one of the nicest developments.
However, really do not fancy staying on the US27 , a bit too far out for us , and not too sure why but we just do not like it down there - at least 25-30 minutes to Disney and having driven near there again on our March holiday can definitely say we prefer the Formosa Gardens and Poinciana Boulevard areas on the 192.

If you don't want to risk Indian Creek, where we stayed in March, can recommend Cumbrian Lakes at PB - new, gated community - we are going there next month.
Good luck with what you decide.

Have you seen Simon's thread on CB - 'attn villa renters' ?
