Should I sell some BWV pts for VGF pts?

Just received the mailer that VGF is almost sold out. I have 500 BWV pts and am wondering if it might make sense to sell some of them to help offset the cost of buying a small VGF contract. My points are in a few different contracts so for example I could sell a 150 pt BWV contract and apply funds towards buying 150 VGF pts (would have to pay the difference in the cost of new pts) My purpose would be to be able to stay at VGF every couple of years and/or split my stay with a few nights at each resort. Our kids are grown so have more flexibility to do things like that. Thoughts anyone?
 
I see this theme for DVC ownership from many of the regular contributors to this website and certainly on the Mouse Owners website. I am working toward having two equal sized contracts of the same UY at our family’s favorite DVC properties (VGC and BWV). Given the increasing difficulty to get the type of room you want at the time you want in the place you want, makes it more of a requirement to have multiple “homes” so you can book them at 11 months.
Right now I have 160 pts at VGC in ROFR and am looking for the same size contract at BWV (June UY) and plan to alternate between coasts each year (I live in Colorado).

You can always keep the BWV points and rent them out each year to help with covering the monthly maintenance fees at VGF, but then you’d have to come up with the extra cash somehow to purchase the VGF contract. Are you thinking of buying direct from Disney?
 
Have you stayed at VGF yet? I would do so before you buy.

Yes, was thinking of paying cash Disney direct to buy the VGF points. Not even sure what the price point is right now but assuming it's $130 as an example, 150 pts would be $19500. I can even do that now as I have the cash but would want to recoup a lot of it by selling 150 BWV pts (@ a sale price of $80 I'd recoup $12,000) I do agree that getting reservations even at 11 months is becoming more difficult. Couldn't get BW View for every day of a trip for next October even though I called at 9:00 am at exactly 11 mos out. Should have "walked" the reservation I guess...argh!
 

Yes, stayed there in March and really liked it, but probably would only do for a few days out of a week's vacation as BWV has been my "home" for the past 15 years and I love it.

You get what you pay for. Buy today and start with your current UY points which is 2013. Next UY you get points again.

If you want to buy and have the money, I would buy now.

Then you can decide if you want to sell or rent your BWV points.

I own BWV and always said the only thing that would make me want to sell is GF. However, now that it's reality, it's not worth the huge price difference. I was able to get a studio at 7 months at VGF in May, it was beautiful. My 250 points is in one contract so I don't have a split option. If I did, I would have bought 100 VGC points for my Disneyland trips.

Just for the record VGF direct price is $165. 150 points = $24,750.

Then there are the closing costs........
 
Thanks - I just realized that myself...might make it less doable! Also, didn't realize that DVC charged closing costs also....any idea what those run? On the other hand my BWV contact expires in 2042 so this would give me one small place to go when I'm 100! :goodvibes

Closing costs on 150 points at VGF is $503.60. We just bought for the first time yesterday!

Almost always in this situation it makes more sense to just do an add on rather than sell and buy something else. The main exceptions are if you own something more expensive and move down or you downsize your total points significantly.

Holy Schnikes!! When did direct closing costs get so high? I paid $141.50 in closing for a 60 point contract just last year. That is nuts!

Couldn't I just do a 150 pt add-on and then sell one of my smaller BWV contracts to get some of my cash back? I just don't need 650 pts moving forward and wouldn't want to drain my cash savings that much permanently. Many thanks.

Yikes!!! Did you buy direct or resale? When we first bought this past August, it cost us in the low $400s for 210 points at VGF (direct). We just did an add on a couple of weeks ago as well and it was no where near that.

Sure but you'll lose 10% of the sale price for commissions and likely around one and half of closing costs. So maybe $2000 down the tubes on 150 BWV points, money one could put toward an add on. Why not take the difference one would add to the BWV sale to buy VGF of around $12K plus the $2000 and buy 75-100 points. 75 would be roughly break even in this situation. So you end up with 575 vs 500 points with the higher fees on sthe 75 points. You could always rent out any points you don't need.

I do usually end up renting some points each year anyway, but just don't know that a 75-100 pt contract at VGF would be worth it to me as that won't even give me 2 nights a year there in a 1 BR! I also didn't want to have to be out more than $6-8K in cash when all is said and done, so may just not be feasible. When I decided this was a good idea earlier in the evening I was thinking the price of the pts was $130... Now that would have worked for me! I shouldn't complain as I bought most of my BWV points around $60 and have had 15 years of wonderful vacations so far!

Selling 150 and buying 150 VGF won't get you under your target cost either. You might look at VGF resale to see how much (or little) you could save that way. Once you add in the amount you pay for a rental, you could get the long term costs down somewhat. Ultimately you'll have to decide but selling and rebuying in this situation will raise your costs a good $10 a point on top of all else that's lost money. Your best bet may be to just sit tight and try to get into VGF when you can. Good luck and let us know what you ultimately decide.

My in-laws just did this. They sold AKV to buy VGF. They are happy with that decision.
