Hello everybody, first post :wave2: . Hopefully many more to come. I need some opinions please. I am in the process of purchasing 160 points at BCV through resale. It has a Dec UY and has 73 pts banked from 2004, 160 from 2005, and 160 coming on-line on December 1st. It has an asking price of $90/point. Do you think this will pass ROFR? If not, what price should I counter with? My family really wants this location and 160 points is just right for us. Thank you for any reponses I might get.

If it is the contract for you, I would offer the asking price. I wouldn't want to risk losing a great contract over a few dollars. But, check out the ROFR thread to see what the going rates are that pass ROFR. (Just to be safe). If that is above the rate, you're in good shape. If it isn't, you can raise to minimize your chances of losing it to ROFR.

First of all welcome! And - we will see you at BCV real soon I hope!

The only advice I would give is study the ROFR numbers bobbi provided, go with your heart and listen to the agent on what they feel is a fair offer!

While I personally do not have the knowledge - someone else may be able to confirm a question I would have: "Does it matter who pays the closing costs and dues? Would that affect the ultimate ROFR decision?"

I do like the looks of that contract because of the banked points - you can go crazy with that one!

I can tell you DVC has a waiting list for Dec UY points (I should know I am on it) so I would not got much under 90 or those points may end up being mine :cool1:

good luck... i just got past ROFR (appproved in 5 days).
* 100 pnts / $95 per pnt/ 2004/ 2005/ 2006 pnts incld.
* Buyer pays closing & 2006 maint costs.
* Non-DVC member

I know that 30 days ago DVC was selling th following deal:
* $92/ pnt
* 150 pnt min.
* all 2006 pnts
* pro-rated maint dues

... to me it was worth the $3+ / pnt above the DVC price ($300 extra) to get a lower number of points (I am a new DVC member buying below the DVC selling min. of 150 pnts)... and then all the extra points were a great bonus.

If you are really worried... take the offer upto $92 ($2 x 160 = $320)... in the grand scheme of things it really isn't that much.
Rational:
* BCV is a hot property and hard to get points
* offering the exact amount of points you need/ want
* all the extra banked points
* match of DVC price offering.

It is anybody's guess in the end, but I can tell you my package cleared DVC ROFR in 5 DAYS!!!
* either I paid too much
* good timing (perhaps by DVC auditor was having a good day)
* or I was lucky...
Doesn't matter to me which one... I am happy w/ my deal and awaiting closing doc's.

End result... why stress over a few hundred $, you are paying $15k.

I agree with that. I'd offer the asking price, which is $5 above what they've recently approved.

I'd also have the attitude that if they take it, they take it. They have people who have been waiting for a long time for Dec UY, and they might ROFR it no matter how much you pay.
 
Why such a demand for Dec U/Y? That's what we have. I never thought use year was a big deal but I've seen where people recommend one over another.

BCV is worth it. It's like ebay, If I really want to win, I bid high enough to win, I just have to be willing to pay what I bid.

Jim, Boas, anyone: Help me understand and criticize my math as I may be going through this in the near future:

I think one way to go about this is think like DVC. Their sale price is going to be $92 per point (no matter the use year). This is what they are selling them now for!

Even if DVC decided to help out an existing member they are not in the business to lose money!

Based on that - I see the real value of the contract as: $96.46 per point. The math:


1) The contract without the banked points is worth: $92 a point.
2) The banked points are worth about $4.46 per point (73 points * 10 / 160 Pts Total).


So, if the offer is: $96 or $96.50 per point. Buyer pays closing costs / Seller pays this years dues.

The buyer puts themself in a near win situation. At this point DVC would have to pay the fair market value of the points + closing costs + closing costs when they sell to a DVC member + additional paperwork!

Not to say $95 is not the golden price - but - does not an increased bid seal the deal?

Now, this same math will not work for the other resorts! For them a supply/demand thing is working. As the prices are all below $92 DVC would pick the best contracts that come across to satisfy demand.

For BCV, on the other hand, I have got to think they say: If I can make money or break even - lets do it. If not - lets let it go!

I resemble that remark! I did see on *another* TimeShare site a BCV sale pending with a loaded Dec UY contract that was listed at $85...

The awful mean part of me did a bit of this :cool1: and this :banana: and a tiny bit of this :cheer2:

Nothing against the people but I REALLY want my points! :yay:

I have a Dec UY because we generally travel in January and my guide suggested that it would be a good fit and then we also would not have to pay dues for almost a year (we did pre-sale SSR)

Now we are trying to add BCV and VWL - I am told VWL anytime but BCV could be a while...

I would drop the closing costs from your calculation. Disney does its own closing and doesn't have to make a profit at it so their closing costs are much lower than what you are paying.

I agree on the 2nd sale (to the DVC member), but on the resale if Disney does ROFR they do not step in as the Closing agent do they?

Not if the seller is paying for those costs. If the buyer will pay closing cost, they are home free since they can do their own closing.
 
Isn't the current DVC-direct price for BCV (for non-existing members) $95/pt (and not $92)? I thought the increase was effective 4/1; and it will be effective for existing DVC owners in June or July.

Yep, so either way, they win!

That's why it is so difficult to do the math on ROFR's. DVC has fixed operating costs so what may not look like a good candidate for ROFR to us, can easily be attractive to DVC.

I am locked in at $92 a point which honestly will be CHEAPER than any resale I could find. That is the strange thing about BCV.
