Should I buy a resale contract now or after Dues are due?

We are looking to add on to our 160pt contract at AKV. We have a march UY which makes resales not as easy to find as other months. We are looking to add on 100-150 more points. I don't need them now, we will definately need them for our 2013 trip though.

Does it make more sense to wait until after Jan and the dues are paid? If not, is any of that factored into the price of the contract. Can I get someone to take a lower bid knowing that dues are coming up soon?

Any thought?
 
In my view it doesn't matter a whole lot. You can negotiate with a seller who pays what.

If your UY is harder to find, and you see a contract now, you could offer the seller $x below the listing price and tell them they'll not have to "worry" or come up with the next years MF's...(even though this is what would happen - put your buyers spin on it).

Thats the 'art of the deal'....it depends on the motivation of the seller and the talents of the buyer...I think it's definately possible.

I think that you will see more contracts go up for sale when it gets closer to dues paying time. Getting another dues bill seems to push owners who were on the fence into selling.

More contracts usually go for sale when bills come in.. but also more buyers as tax refunds come in.

I would bid on it now if you want it/meets your needs and ask for mf to be covered.. if they say no try again when the next one comes along.

I do not think you can time it at all. Dumb luck will put 10 of the same UY est points contract on the market in a week, or have none in the UY you need for 3 months.
 
Guess I am missing something here. If you get the points before January then the dues that are due are for the year starting in January and they are yours. Why should the seller pay for them? If the contract is stripped and the points won't be available then that is a different matter as the current owner has used the points that the dues would cover and you should not have to pay for those.
As others have said everything is negotiable but if you find a contract that will really work for you it might be best to grab it while you can. Good luck in getting the one that will work best for you.
 
Dues payment is a negotiable point in the deal. I'd buy when you see the right contract for the right price.
 
We're in the processing of adding on a 150 pt BWV contract. Paperwork is in process. Seller was asking $66/point and they agreed to our offer of
$50/point. :goodvibes Contract has 212 points for 2012 (150 2012 points and 62 banked from 2011). Since they negotiated on price they asked if we would pay back the maintenance fees for the 62 remaining 2011 points. For a little over $300 and a great price on a contract we agreed to it. I didn't want to lose the contract for a few hundred dollars and we've been looking for a Feb UY BWV for some time now. I've seen others do this on the boards before and felt comfortable doing so. Especially since they came down as much as they did. :woohoo: good luck!! Here's hoping our contract makes it through ROFR!!

It does seem people are a little more eager to sell for closure prior to dues becoming due.

While everything is open to negotiation people are not always totally rational in their decisions.

If someone is ready to sell their contract I can see them preferring to sell it and get the cash in rather than having an additional cash outflow even though they would likely recover it on resale. (Certain cash inflow vs certain cash outflow with possible cash inflow)

The other advantage with buying near year end is that many of the contracts still have there current year's points, often bankable, but do not expect the buyer to pay for the MF.

That one sounds a little to good to be true. If bwv goes for 50a point then we might all be in trouble. I think that ones getting rofr'd.

I'm late I know but for resale it does not matter because most resaler's incorrectly take the stance you get the points you pay the dues. MOST people who buy resale overpay in this area but you do need to look at the overall package to decide what's best for you. If you can wait you have the chance to look for the right resale.
 
BWV has cleared ROFR repeatedly at $50...and lower.

I took a peek at rofr thread. I haven't been on a much. That is crazy what has happened with price per point. I remember 5 years ago when we bought SSR at $80 a point you told me that was unlikely to pass. Now $50!!!:scared1: for VWL I might be doing an add on soon.:goodvibes
