Separate Associations

Hi there. Can someone please explain the DVC associations? I see discussions about whether or not new/expanded DVC properties will have their own associations or not? Pros and Cons? Or please link a thread if there is one already about this. TIA
 
Each DVC resort is its own a condo association, which sets the rules and regulations for that resort. When you buy points at a specific resort, you become an owner who is part of that association. It’s why owners have the right to reserve rooms there before others do.

When they built CCV, it was the first one at a Disney location that already at a DVC component. So, they had to decide if they wanted it to be it’s own resort and association or if they wanted to make it a new phase of BRV, which would simply mean it was part of that association.

They made it a new resort and thus it has its own association. That is why CCV and BRV can’t book the other until 7 months.

When they built RIV, they introduced the resale restrictions for that resort. The intention was that all future DVC projects would have those restrictions when built.

But, when they added the resort studio rooms in BPk, they decided to simply add those rooms to the current VGF association. That meant they were under the same POS and rules as the current one..no resale restrictions and 11 month booking priority for all the VGF rooms.

So, the discussion is really around what DVD will do with projects, like the new Poly tower, since it is located at the same hotel as PVB.

If they make it new, they can add resale restrictions and owners who buy there would have priority booking over all other DVC owners, including those who own PVB.

If they do what they did with BPK, and add it to an existing association of PVB, then they can’t add restrictions and PVB owners and Poly tower owners would all be one big group for booking purposes and under the same rules and POS

Resorts at brand new locations, like VDH, would always be their own association.
