Selling House On Busy Street--No Parking--ANY SUGGESTIONS??

We have had our house on the market for a little over 2 months now. Not very many showings and we and our realtor know that is because of the busy road we live on. We also have no parking on our street so that does'nt help either.

Everyone says the house shows great and we have great curb appeal. Our location is great and very close to almost anything. Good neighborhood and great school district. It would be great for a first time home buyer. We have'nt had any open houses for a while because our realtor got a suggestion from another realtor that she decided to not have them on a property that she had listed on a busy street because it was more of a detterant with people not being able to park.

Our realtor has been great and has done alot for our property in the way of advertising, realtor walk thrus and open houses. We are going to try and go back to the open house avenue again in another week but we are wondering if anyone out there has had experience with a house like this and what would draw or keep people away??

We have already lowered the price because of the street and feel it is at the best price right now. We also have a brochure box with brochures which many people seem to be taking but we are beginning to think it's just people wondering or being nosy and not really interested. Any suggestions would be greatly appreciated on what we can do or not do to draw more people to the property. Thanks!!
 
There is alot of homes on the market right now so dont feel bad if it doesnt sell fast. From what you posted your agent seem to be doing the right thing. You will get a buyer. You can try to turn it into a rental property.
 
I sold my home last december , it was not a single family but a co-op four apartment garden apartment. It was on the first floor and had a patio/backyard. As close as one could get to a single family home in its price range in my area, which was a suburb of NYC. It was located on the corner of two busy streets, had limited first come first serve parking in the street and the option of having a garage. Its was in a great town with a good school district as well.

I would equate you to our situation in the fact you said its a great starter home, I will assume that means its lower in price and a smaller home, I think they are always high in demand, there is always someone looking for that first home, much like you were im sure.

I dont agree with the no open house policy, if people cant be exposed to the home how will they know its there? You just get more traffic from an open and alot of times sell your home from an open. It will be apparent to anybody that comes to the home the parking is an issue, if they like the home, like you did, the parking will not be an issue, it is what it is.

My suggestion to you , if you are fairly priced is to have an open or two or three and if your real estate does not want to , I would get one that would. Thats just my opinion, my home was sold from and open as well as my parents home a couple of months ago, the third open to be precise, mine the second.

Yes we do have a garage but people are giving feed back that it's the road that is a negative. When we bought this house it was on a country road and the city did not tell us that within a year after buying it that they were turning our little country road with corn fields across the street into a 4 lane traffic road. :sad2:We also lost all parking on the street. The upside is everything is of course developed now and we are very close to almost everything which could be a positive to alot of people. We can only get 2 cars in the driveway and at times it can be tricky to get out of the driveway but of course it's not an issue for us anymore because we are used to it and know how to get out quickly.

Our realtor is very willing to do as many opens as we need/want but I know we were'nt pulling alot of numbers because if the driveway was full then people would just drive on by and not come back . Plus if they were the first one in the drive and someone parked behind them they were stuck waiting until that person left---I could possibly see why it may be keeping some from stopping so that is why we decided to leave it to just showings---if they have enough interest they would call to get a private showing. I know we will sell it to the right person at the right time that probably won't even care about any of this but it can never be soon enough. We also won't be considering renting it out because we need to sell it to purchase our next home. Thanks again for all of the insight
 

Any chance you have enough room to make another parking spot? (Of course, that's only if you will still have some front lawn/garden area left!) We have a large front yard so we made a gravel parking area in the front of our lot. We CAN park on the street, but it just looks so much better to have the spot.

Several of the neighbors who don't have large front yards have followed suit. They put them between their driveway and the edge of their property, a spot that really wasn't used prior.
