Hi my dad is needing to sell his DVC membership and has a buyer who he knows. How do you go about selling it or should he go through a resale broker like timeshare store. He wants to get as much out of it as possible and would like to try and do it himself. Any information would be appreciated. Thanks.:)

I don't know the details of how you would do it, but if you have a buyer, why would you want to give a percentage to a real estate broker? I'm sure others will respond, but as a lawyer, I'd assume you'll need: 1. a contract, and then 2. contact DVC to submit to right of first refusal. If DVC doesn't buy it, you will then need to draw up a deed, and contact a title company in Florida file it in Orange County. Don't get intimidated by having to draw up a deed; all you need to do is copy the language in your oringinal, and change the names of transferor and transferee accordingly.

The sale will have to pass Disney's Right of First Refusal - if the price is too low, DVC will buy it before his buyer gets it.

Your father can probably use the same closing company that the Timeshare Store and other resellers use.

He can call DVC Accounting and ask them what he needs to do.

Yes, search on the computer for Title Companies, Florida. Between DVC accounting and the title company, you should have no problems. The savings will be well worth it!

I thought I read that the timeshare store will do it for a fee, not the 10% comission that is typical if you have the buyer already lined up...

I thought it was somewhere in the $400-$500 range for them to take care of it all. I know there are alot of TSS employees on this board, they could tell you better.

I have also read that the TSS will handle the sale for someone who brings their own buyer. I believe it is a flat fee.

Good luck!
