Selling dvc membership advice

It is very sad that we are forced to sell us membership but I need advice on how to go about selling our stake in the dvc. Honestly I don't even know where to start any advice?

Contact the Timeshare Store or another reseller. The Timeshare Store's number is listed above. They will help you figure out a selling price, etc.
 
talk to the timeshare store. there is a link above since they are a DIS sponsor. there are also other brokers or you could sell on ebay but i'd recommend the timeshare store.

expect to pay a commission of 10-12% of the sales price.

Sorry to hear that. Look at the banner above for The Timeshare Store. Call the 800 number and speak to them. They have a great reputation and will treat you fairly. Good luck.
 

Probably cause they sponsor the site is why you see them a lot .

I would use the TSS as a seller cause from what I have read they seem to do thier best to get you your best price .
 
We used the Timeshare store and they were great! Very professional, helpful, fair, and they were always in contact with us....and always were there to answer any questions we had! Whenever we had an offer I would ask what is the bottom line and they would quickly figure out all of the figures for us...they were great! They also helped us to price our DVC so that we were not taking a hit but also keeping us favorable in uyers eyes!!! Good luck...
 
Can people put contracts they want to sell up on here? With a forum like this with people wanting to buy, why pay a broker?

I don't think that's allowed. There are strict rules just for renting.
 
The site is privately owned and we play by their rules. Freedom of speech is subjective on a privately owned message board. :thumbsup2
 
I don't think the DIS has ever disallowed the mention of anyone or any company because of competition with any sponsor...or anyone else, for that matter.

The DIS is a privately-owned website. It has its own rules and policies which have made it the premier information resource regarding Walt Disney World over the years.

One of the things that has made the DIS so successful is the encouragement of free and open discussion, as long as those discussions are relevant, civil, and within the posting guidelines. There are lots of other similar websites, and anyone who finds the DIS policies too restrictive can certainly go to other venues.

Personally, the openness, candor, and accuracy of the information offered here is what keeps me coming back.

The DIS has, from time to time, suspended individuals and companies for violations of DIS policies. The DIS never discusses the infractions which led to suspension -- and some who have been temporarily banned have worked their way back into good graces by following the policies.
 
Apparently, some felt the need to violate the DIS Guidelines repeatedly in this thread even after receiving explanation and warning.

From the DIS Guidelines:

FILTERED WORDS, NAMES and URLS​
"The DIS is a privately owned web site and we reserve the right to restrict any outside commercial ventures at our discretion. We will not discuss the reasons behind why specific websites are filtered and any discussion regarding the word filter may be deleted. If you have questions or comments about this or any other DISboards policy, you can address with the webmasters at admin@wdwinfo.com ."

When offering suggestions about other sites, please just post a link to the site. If the link appears in the post, everything is good. If the link does not appear, the DIS word filter has been allowed to do it's job and everything is good.

Thanks for the reminder, WD. I'd gotten a bit gun shy about mentioning other DVC-related sites and resellers, after having at least one link (and related names) *****'d out. Sounds like the appropriate policy is to just post away and let the filter do it's job. :cool2:
 
OP:

To get back to your subject, here are some suggestions:
  • First of all, figure out where you stand financially with regard to your DVC account. Get a solid understanding of how much your annual dues are, what the status of your points is, etc.
  • IF you are financed, you will have to pay off the loan at closing. If the proceeds from the sale (after commissions and all costs) are not sufficient to pay off a loan, you will have to pay IN at closing.
  • Figure on a 10% commission, which will be deducted from the selling price.
  • There are a few other small fees, but they are minor.
  • IF you are underwater in your DVC account, and can't pay IN to close, there are options. You can rent your points for a while, hopefully for enough money to cover your dues and any payments you may owe.
Sorry you find yourself in this situation, but the DIS is a great resource for asking questions. Don't be bashful!

PS -- I also recommend TTS -- NOT because they are a sponsor, but because I've bought twice and sold twice with them over the past 7 years and everyone I've dealt with there has been very helpful, knowledgeable, competent, and professional.

I've dealt with some of the others too, and I can't say that for all of them.

while the timeshare store is great to work with, we've purchase a resale from them, your best bet if selling could be to find your own buyer. Can't do that here, but there is great advice here on how to transfer the deed and go through the rofr process at a fraction of the cost of using someone like tts . If you want to do the work, you can save on closing and commissions.

Although I appreciate the fact that you can possibly save money by selling your contract yourself, I think this is one of those situations where the sales commission is well worth it. The broker provides escrow services, marketing and they are licensed to sell real estate interests in the state of Florida. My guess is that someone buying a contract without using a broker is going to want to see the savings and that your sales price could actually be less than it would by using a broker and paying the commission. I guess it's all a matter of your comfort level. Personally, I would be uncomfortable either selling or buying a contract without a broker.
 
I have used TTS to buy and sell and agree with JimMIA's comments. A good broker is worth their cost many times over, as is a quality closing company.
