Selling a contract

Am thinking of selling a small DVC contract as we have purchased a home near Disney. Have been renting the points out this year but going forward thinking of selling. What company have people used and what do you think is the best?

Do they all charge the same fees etc???

Ive never sold, but the fees do vary from broker to broker. Ive seen anywhere from 6.5% to 10% As a buyer I have seen Fidelity move contracts quick, but they usually list lower than other brokers but selling fees are less. Board Sponser is very popular contracts dont move as quick but they are usually priced at a premium and the fees are premium too.

www.fidelityrealestate.com also tacks on a $225 "service fee" to Buyers, so I personally would buy from a different broker if I looking at two identical contracts. You can negotiate that, but then the Seller pays it and so the Seller is paying an even higher commission.

I know www.dvcsales.com is lower commission but their site has no way to even ask for anything for banked points, so I would never list a contract with them again if it had banked points.

Honestly, the Brokers do almost zero work (hand it off to the escrow company who does the actual ROFR and everything once you hand them a signed contract - and many of the contracts are a simple one page document), so if they won't handle negotiations you might as well go with www.redweek.com and sell it yourself.

We just sold two small contracts with the board sponsor.
I would recommend based on the experiences.

Yep, I would determine if you want top dollar or you want it gone sooner. ;)

You can also check www.dvcforless.com to see current availability and how your pricing strategy matches up. It's "mostly" correct, but there are contracts selling that never got posted in any form to that site. Still, it has a pretty good overview of activity. The site continues to count days after something sells, so unless you are watching closely, there's no way to tell how long something in the SOLD category was on the market before selling, nor what it actually sold for (only shows Listed prices) but it WILL show you your Active Competition. That site is not a broker, they simply aggregate a number of the brokers' sites.

You as Seller typically pay any commission, and DVC estoppel fee ($150), plus your Notary fees if the escrow charges extra for that (e-Notary may make it much easier for you). Buyer often pays most of the other escrow closing costs - but like everything else, it's negotiable. Whether you get reimbursed for current or banked points is negotiable. Keep in mind there are NO standard contracts or standard fees in the industry - brokers love to act like whatever THEY do is standard lol.

Because that is the way that someone could get scammed.

Same with when people ask questions about rentals.

Not to mention we don’t allow For Sale posts and if we allowed people to use the PM in that way, it very well couuld be used by many to get around that rule.

Board sponsor sold my contract in 30 minutes. 30 minutes! I normally agree with this take, but they have broad reach and I would use them again. Not so sure I’d ever choose their title agency though personally.
