Selling a contract without a broker

I'm going to sell one of my contracts to my brother so we're not using a broker. We're going to pay someone to transfer the title (looking into using LT Transfers) and we have no need for escrow, but I need to make a sales contract and submit it for ROFR. Member administration is only working through email right now so I'm still trying to get answers about how to submit it, they only gave me the info on gratuitous transfer or broker suggestions. Has anyone here sold a contract privately lately?

And does anyone have some kind of template for a private resale contract, or can point me in the direction of one?
 
Have you contacted a broker to see how much they would charge to help you since you have your own buyer? I read years ago some will.

I’m still waiting to hear back from LT to see if they can help, but since it’s the weekend I haven’t heard yet. We just didn’t want the expense of a broker when we could do it ourselves, and DVC being short staffed makes it hard to talk to someone to find out how to submit the contract. I will try that suggestion if I can’t get any answers, though.

Can't you also go in-between? I know the commissions using a broker is about 8% but then they go and send it to the lawyers to deal with - which we also have to pay. I've bought from some that seem to disconnect after it goes to the lawyers. I'm wondering why you can't just contact one of them who's knowledgeable directly to handle it. It would still cost their fees, but you'd at least ave the 8%.
 

Contact member administration at DVC. No reason to pay a broker anything. DVC MA can explain the basics, send you relevant forms, and I believe they can also point you to an appropriate title agency.
 
If you don't want to go the gratuitous transfer route, then you need a title company. I've used Mason and have been quite happy with them.

You still need to do all the closing paperwork, and they will likely require escrow, title search, all of that stuff, like a normal sale.

This is based on non-florida real estate, so if FL is different, I'm sure the title company can get whatever it needs to in order and help you.
