So, the title pretty much says it all. I should have known something was up when it took them 3 weeks to sign the contract. I just figured they were slow...maybe not very tech savvy, older people, etc. Then my broker (dvcresalemarket) called me a few weeks after the contract was finally signed to say that the seller has run into some financial problems, something about flooding in their house, have to have the floors repaired, etc. Asked if I could give them "more time" to get money to the closing table. Apparently, they were underwater with the contract due to loans and needed to bridge the gap at closing. They wanted until May 24 to give them extra time, or they were going to pull the contract. Fine. (For a timeline, they accepted my offer on March 4 - ROFR passed around the 24th, they signed the contract around the April 26th, I think.) So it was about another 3 weeks after that, I get this bombshell. So, we agree to May 26 because I didn't want to lose the contract. May 26 comes along, the broker calls me - they can't come up with the money and are pulling the contract. I am so upset. I don't know if I am more upset with the sellers or my broker. I have had thousands of dollars tied up for months now -- since March 4!!! and I have nothing to show for it. My money is still in escrow.
Here is the kicker: It was a beautiful CCV contract 100 points, for $140 per point. December use year. Now they are listed for up to $180per point. Had I pulled this contract sooner, I could have bid again before the prices skyrocketed. But they kept insisting that they were confident that the seller really wanted to offload this contract and if I could just be a little more patient. Now look where I am. I think I am going to ask for my funds to be returned, and I am going to buy direct. I am so sick of this process. I am back daily scouring all the various sites, getting put on notifications, taking up tons more time that I really don't have. Someone tell me why it is worth it at this point to try again. By the way, CCV direct is $225. The difference between resale and direct is getting smaller, and less worth this hassle. I already have 150 direct, so I would just be adding on. I haven't decided yet, but I have lost faith in this process. I feel they did me a huge disservice by encouraging me to wait. Thanks for listening.
