Second contract

That is correct. You receive a check (or checks if you broke your points purchase up into multiple contracts) several weeks after your purchase closes (and you don't close until every payment has been received). From my perspective, this is actually nice because then you also get your credit card cash back on this amount as opposed to a purchase credit where you would not.

What do you mean after every payment is received?

When you buy direct, you can spread your payments out over up to 60 days. So, if you tell your guide you want to buy today, and sign the paperwork, your final payment will not be due for 60 days (although you are free to pay sooner). In general, better to spread them out. If better incentives are released during those 60 days, they will typically re-price your deal with better incentives (although they are not obligated to). It did actually happen to me this summer. I locked in using early summer incentives in mid-July. In mid-August, they released special "welcome home" incentives and I was able to re-price, which saved me about an extra $1,100 as I recall (that was pretty unusual, as special incentives are not typically introduced mid-incentive cycle).

I thought I heard they would do three installments. But you wouldn’t be able to use your points until three installments were completed? So that sounds like I would lose out if I wanted to book at Poly 11 months out for December 2026

If you are going to throw mid-to-high five figures at the Mouse, none of us are going to stop you. But, you've gone from zero to sixty in a hurry, and are blowing past sixty. If it were me, I'd try to slow down, but it's your nickel.

Did you contemplate for years before you bought all your points?

Take what @🍀TwinsMom posted seriously. DVC is no joke and can morph you into something you had no idea exists within.
Has anyone here seriously saved money overall with being dvc owners (not just on hotels rooms but overall) because I am spending thousands more.

If someone told me I was going to spend more money id be like okay that makes sense because im going more But I never thought id be spending this much and wanting to go like 4x a year 🤣

Seeing those points there and just having the ability to book whenever you want is so tempting. If a local reservation pops up, im there. I see christmas parties and want to go. I see festivals and want to go and know I just need a plane ticket and my home is waiting for me 🤣🤣

I think this is so underestimated how much youll actually be spending because of the emotional aspect that Disney are masters at 🤣

They require you to set up at least 3 payments when you say you want to buy. One after you sign. A second in 30 days, and a last payment in 60 days. But, you can save the bulk of it for the last payment if you want.

As soon as you say yes, you’ll likely have the points loaded to your account with an hour or two. They won’t even wait for you to sign. No, your purchase won’t officially be closed until they receive your final payment, but you are free to start using this points including booking your welcome home stay if you want. One of the benefits of buying direct.

So it’s either or. I’d rather use the members discount..I’m in talks with a DVC rep about how I can be considered a member before they load my points after closing because that can take a while.
If you're going to buy direct after, ask them to expedite processing your resale membership and tell them you want direct now or you may change your mind and go resale again. Watch how fast the points load.

Imagine if they just let everyone use that as a down payment 🤣🤣 Direct contracts for all!

What about 150 points vs 200? 150 just to get the benefits ? I’m not sure 150 is enough and the more points you buy the bigger the incentive. I know it’s all bs but just thinking 🤔
