I’m going in January (BWV) and plan to check out Poly and Riviera . The incentives end on December 10.. maybe they will continue them
There will always be a new round of incentives, likely just slightly worse than the last round, but also partially offset by the fact that any delay in purchase will mean less dues because they prorate any dues you owe from the date you tell your guide you are ready to buy the points.

I do think, especially with a direct points purchase, it is a good idea to at least tour both RIV and Poly before making a decision. If there are some other resorts you're interested in for a resale purchase, visit them while you're there too. Once you decide what you want, then it's a lot easier to determine the best strategy.
 
We totally go more often than we ever would if we didn't own, so I don't know if it's a fair comparison when folks talk about their pre and post DVC travel habits and saving money. IDK if saving money is a factor for you anyway. For whatever we save in flying COO and cooking some meals in the room, we blow on signature dining and Owners Lockers, LOL. It's worth it to us because of how enjoyable it is traveling this way.
This is us. We had been to the World three times over 15 years prior to buying in. Now we’ve been three times in two years and have three trips planned. And man, I love my Owners Locker. 😂 The key is for OP to get her points loaded and start figuring out what she likes, what her priorities are and if she has enough points to make it happen! Then she’ll be ready to evaluate the next purchase.
 

What is the $500 referral ?
If you're a brand new DVC member, you can have another DVC member refer you and get a $500 off your direct purchase (there is a referral thread pinned to the top of the DVC - Purchasing sub-forum if you need to get one). You can't use it if you're already a DVC member, whether that is direct or resale. It also cannot be used if you're using the D23 Gold $500 off or the military $500 off - you can only get one of those three $500 discounts.

So, you could use that before your resale purchase closes.

Yeah, you'd be better off getting the existing members discount and the D23 Gold $500 discount. Just in case you aren't aware, you can get a free D23 Gold membership through a Disney+ subscription.

Between last year and this January I’ve spent exactly 6 k actually a little more. And I had to buy confirmed weeks and they were at SSR, OKW, and BRV
 
If you are going to throw mid-to-high five figures at the Mouse, none of us are going to stop you. But, you've gone from zero to sixty in a hurry, and are blowing past sixty. If it were me, I'd try to slow down, but it's your nickel.
It's very notable when a message board full of DVC enablers is saying "pump the brakes".
 
So with incentives , I think it is 45k for 200 points and then they reduce 20x200 and credit it to you. For a grand total of 41k 🤪 but then again, I saw a contract that sold for 220 points resale for 34k not counting MF or closing

The riviera incentives are a bit more attractive
@Brian Noble or someone else can speak on this but they do not credit you the magical beginnings to your account. They actually issue a check to you. You would need to then apply that yourself to the account if financing or to your credit card if paying by that method, of course if your credit card has already been paid off then just put the money in the bank or do whatever you wish with it.

That is correct. You receive a check (or checks if you broke your points purchase up into multiple contracts) several weeks after your purchase closes (and you don't close until every payment has been received). From my perspective, this is actually nice because then you also get your credit card cash back on this amount as opposed to a purchase credit where you would not.

Yes I know it’s a rebate check.
