I dont rent my points often (I just love to use them so much) but I have posted points available on the Rent board. I have noticed that ,when I contact a requestor with availability (and most times I have made a reservation), many of them dont reply back. I have a feeling that many requestor go around asking many owners/members for the same date and we are all calling DVC and making a reservation which we will then cancel. If that is the case, we are doing ourselves disservice by "locking" many availability that in the end will be lost by everyone. Am I missing something?
 
I have never rented out my points, but I have been the renter on several occasions. I can say that, yes, I do contact several owners to try and get the points I need. However, the reservation is only made in my name after we have agreed on our rental terms. I think you would save yourself a lot of hassle if you wait to make the reservation until after you have a firm agreement in place.

I considered that option.I guess I was trying to be nice to the requestor and making sure that the availability was secured. I didn't want to tell the requestor (when they contact me back because some of them do..) that I'll have to check availability again (and likely tell them that there is no longer availability). I hope I can get some replies from other owners and see how they handle it. Thanks
 
When I get contacted by a potential renter I just call to see if there is availability. I never book with out a true commitment from the rentor. But in todays economy it seems that there are many points available for rent. Along with this there is a spread of cost per point. So far I've seen points that are as low as $5, expiring points, and upwards of $13. One would assume as a rentor you may want to book with someone at $10 or $11 but then see a $8 and start working with them as well.

It's called newbie shopping. People who don't have any idea of how the program works are shopping for the best deal.

And that's when you tell the newbie (yuck, I hate that term) here is my deal, take it or leave it.
 
I too request availability from DVC but I don't reserve it until I receive an initial payment and a signed rental contract. That protects both me and the renter. It is a LOT of work to rent points, lots of phone calls, papers, etc. So I request a committment in the form of downpayment and so far all of my renters have felt comfortable doing this. I just had a family who rented my AKV points for NY 2008 call me and ask for a 2009 ressie because they had so much fun! I am so glad. :)

Yes, and they will probably get just what they paid for. ;) No experience with the process.

good point- that's prbly why it gets harder and harder to reserve anything at 11month window now adays. :sad2:
 
As a rule I won't even call for availability without a firm verbal commitment. No reason to take up my time or that of MS on the possibility of a rental, it's simply not that important to me. If I lose an occasional rental because of it, so be it. The exception sometimes would be short notice.
 
Maybe there should be a point penalty for cancellations (or for more then 1 cancellation per use year, with the right to borrow and bank cancellation allotments.)

Hording reservations does occur. Some hoard popular dates for the sole sake of renting them out.


I have only rented my points out once (and the transaction is not complete, but the reservations are made).
One renter (also a DVC member) did the availability checking before I did the reserving.
Then I asked the 2nd renter if they would do the same, and they did (not DVC members, but somehow they did the checking.)

(For reservations within a 30 day window, is what shows up for those not going through the DVC the same as those going through DVC, due to DVC releasing inventory at that point?)

I am phone phobic (I know this is weird, but it is real), so the fewer phone calls I have to make the better.

I love email reservations, but in this case, were were getting way too close to both the dates of the reservation and the expire date of the points, that getting something reserved quickly was important.
 
I responded to a interested renter a couple of months ago and during our email correspondence I discovered the renter was also talking with another DVC member. He was asking both of us to check for available units, and to make him a reservation, he figured that he would rent from the member that got back to him the fastest with a reservation. I told him I don't work that way and to let me know if he wanted to work with me and me alone, than I would call and check for available units and make a reservation. I agree I won't even call unless I have a firm verbal commitment. My time is more important than to be on the phone all day reserving and cancelling reservations for potential renters. The renter agreed and rented from me, he admitted that he didn't know how the system worked, thought it was just like reserving a hotel room. I believe many renters are this way they have no clue how the DVC point system works and that you will be holding a reservation that another member might need, by asking more than one member to make them a reservation.

:thumbsup2 same here.... hate to use the phone. As a matter of fact, my phone bill is only $12 a month :rotfl: I like to do everything online.
