The use year we are being offered was Sept 07 for AKV. Does that mean we dont have any points till Sept 07. And if no points do I pay them now or in Sept 07? Next, Do you get charge fees on banked points?

What do you guys think would be the better buy in the long run AKV or SSR? SSR has a bigger discount and cheaper maint fees but there already 3 years into it? AKV is brand new but will cost me more?

Use year: your points will come every September, but you can make reservations as soon as you're a member (they'll just "borrow" them). If you're paying for your points outright, you'll pay when joining (IIRC); if you're financing, your contract will tell you when your payments and dues will be due.

You do NOT get charged fees for either banking or borrowing.

As far as which resort to call "home" most people will tell you to buy where you want to stay. Both SSR and AKV (when finished) are fairly big, so the 7-month window could work for either. But if you want some specific category at AKV (savanna in Jambo, value, concierge, etc.) you'll probably need the 11-month window!

So if I finance I may not have to start paying till my points come in Sept? But I can book as soon as I sign the contract? Sorry to bother you I am just being sure that I am clear.
 
September UY points at AKV cannot be used for a stay prior to September 1.
However, if you're planning to stay before September 1, depending on your vacation plans, you should be able to get double developer points instead of the per-point price discount (not sure if the discount incentive is still offered). The developer points are special points that have to be used within 7 months, and are essentially double the number of points you purchase, and can be used to reserve. The downside to them is that they can't be banked - you have to use them in seven months.

I would definitely have the guide look for and place rooms on hold for you though if you want to use developer points before Sep 1.

In terms of SSR or AKV being better - from a purely financial perspective it's hard to know - longer lease right vs cheaper points. Really depends on how you amortize the cost. Apart from having a home resort where you want to be able to stay (which might matter a lot at key times of year!!!) the other big question in my mind is how attractive AKV is. In some ways people with BWV who plan ahead have some advantages, because their points always seem to be in demand (for renting, sales etc). It seems to me that there's at least a chance that AKV will have a similar advantage, since it will be unique compared to the other DVC properties. HOWEVER - the fact that they were willing to convert hotel rooms into DVC rooms suggests that demand wasn't as strong as you might think, and so they will have no special advantage..........
 

We have been doing time share for 20 years. Our policy is to buy where you want to stay. Yes of course you can trade & it does work,although sometimes not as well as you would like. With DVC the same phylosophy is a good idea. That way you can make plans 11 months ahead & know with a degree of certainty where you will be staying with little hassel, if any. Of course you can trade into any resort when you get within 7 months of travel.

The not till Sept 1 is for stays before taht date because of teh new construction circumstances the Specific AKV Unit has to exist at the time of the stay
 
The biggest factor affecting when you can use your AKV points is the occupancy date of the Unit you would be purchasing. Ask your guide about that. I think they are still selling Units with either July 1st or Sept 1st occupancy dates but soon they will be selling Units with later dates (possibly some time in December).

If you are financing, you will start making payments within a few weeks. Your dues for 2007 will start on the later of your occupancy date and the start of your Use Year. You mentioned purchasing a Sep UY so if your occupancy date is July or Sep, your dues start on Sep 1st, so you would owe 122 days worth of dues for 2007. If your occupancy date ends up being Dec 4th, for example, your dues would start on Dec 4 and you would owe 28 days worth of dues for 2007.

Depending on your room type, those dates may already be sold out. Early December is in high demand and goes fast. Don't base your buy on those dates because it may not happen. Next year and going forward you'll be able to book earlier and be all set.

Buying at AKV, you can request a December UY. We just purchased one! At AKV, because you don't get 2006 UY points, you won't start paying fees until the beginning of your 2007 UY. (So if you get an October UY, you'd start in October, December you'd start in December, if you had a July UY you'd start paying in few days). However - in addition to that, you won't start paying dues until your particular villa's building/renovation is completed. (you start paying based on whichever is later).

One important note - the reason you don't start paying dues until the beginning of the AKV UY is that you don't get points to use in the 2006 UY. Up till recently, if you had bought as SSR you received 2006 UY points, and started paying dues immediately.

oh and how much is maintince fees at akv instead of ssr..i heard its a littel more?
and what if i buy in to akv one of the models that opens in 2008 or early 2009

It depends upon which costs you are referring to. If you are referring to the maintenance fees, then you may be right. However, if you are referring to the cost of buying your xxx points, then you will start paying earlier than that. I bought my AKV points in May and I started paying for my points right away. (A difference may be that I didn't finance; I used savings. However, you may still need to put down a down payment -- I'm not sure.) Since my use year is August, I won't get any points until August and I will may pro-rated maintenance fees this year.
 
im finaceing. I was told (orignaly when i said id have the full payment in sep, down payment) she said ok and your monthly payment (209) would be starting in nov,dec...couse how long it takes for things i guess..

The Kidani Village (the new DVC building to be constructed) is slated to open in 2009.

So if i bought in to this i wouldnt have to pay mantince till then.. that would relly help if its all true and stuff.

I think im leaning more and more towards akv..becouse its got animals (all my life i was gona be a vet. i loved animals. things happined that stoped that..but disney has a way for me to be close to animals more)

Isnt The Kidani Village part of the AKV as a whole package? I wouldnt think it mabe a differance if you bought now or then you could stay in either. but Im the new guy.
 
We just joined the other day and are waiting on our papers in the mail. The 10% and closing was due right away and the maintnance dues are prorated for september. as well as no payments ti september since that is our uy.
 
ok well its offical my dh wants ssr he loves the look of the rooms he says how can i think he wants the animals..he says maybe one or two nigths animals ok..but he could see us staying week at ssr..so i guess thats what were buying n too lol
