Room for 5 near Univeral

We've neverstayed off site when visiting WDW or USO but our upcoming trip late Jan or early Feb will be a budget trip and we will have my mother with us. We need something alongthe lines of comfort suites... ie 2 bed and a sleeper sofa, microwave, coffee maker and referigerator.
