Excited about my first DVC contract! Paid a slight premium compared to other CCV numbers on this thread, but got the perfect loaded contract with the preferred UY for our family!

Someone got a really nice price on PVB today - I put in an offer but didn’t get it. Waiting to see if it shows up here!
An offer? Did you offer less than listing w/ closing? Curious if maybe they listed low to try and get higher offers, although that broker usually doesnt do things like that.

Just closed on this contract and saw the 130/pt loaded Poly early this morning, was so tempted but had to pass on it, hopefully we’ll start seeing better deals on Poly now that there’s a glut of points in the system.
 
If past is prelude, we should start seeing a handful of really good contracts from sellers who want out before dues are due in Jan. I've never sold a contract, but I assume you need it to close sometime in Dec so you aren't technically on the hook for dues (even if you are paid back through the sale)?

But if they are paying dues monthly, and don’t use points for the upcoming year, they will not be out of pocket for the whole years dues, and will get that money back from the sale, unless they agree the seller will pay for the current years dues.. On the contract I’m closing on, the seller actually agreed to pay for 1 year of the maintenance fees...

They had already accepted another offer - I assume it was for $130 because the listing was gone this morning.

Outside of this board, I don't know anyone who pays dues monthly. I think a lot of people with the standard 150pt contract simply pay it in January and then don't think about it all year. I've had MULTIPLE conversations with friends where I point out that a Target card will take 5% off dues. And then those people buy three $500-ish Disney GCs at Target in January and pay dues all at once. If you have 800 or 1,000 points, it's a little different.

I have 780 points an pay the dues in full in January with my JetBlue card. Its gives me a head start on getting to Mosaic Status and I have more JetBlue points which allows me to fly to WDW on points thereby justifying more trips. I will say that we did buy the Disney GC from Costco last year and applied them towards dues since they were a decent discount (I think $225 for $250).

I believe that DVC requires the next year's dues (in this case, 2025) to be paid at closing time if that occurs on December 1 or later.

Or someone thought ahead and offered $131 or $132, knowing there would be a few low balls and a couple at asking price… and still a great price
