Tom - Personally, I'd be offering no more than $70 for SSR with only 2025 points. Using the pricing tool @ dvcrofr.com and plugging in 150 points & Jun UY (just guesses) gives $70 as being in the top 25% of accepted offers ($62 in the top 10%). Just in Nov., I got a Feb SSR contract with almost all 2023 points and all 2024 points and forward for $80. Originally I was also looking at stripped contracts but sellers didn't want to meet my price so I change tactics and went after contracts with loaded points.
I just started playing with the tool so thanks for the link. It interestingly says the suggested offer for 100pts SSR Sep UY with no next UY points is $86 and for 50pts is $93. I admit as a seller I was holding out for $105 and $115, since I’d be paying commission to the broker, so I’m quite happy with $106 and $120, especially getting both within a week of listing.

Finally got a chance to go back to VGC a couple weeks ago, and realized that we want more than our small contract. More than I want to spend, but at the same time quite pleased that it's nearly fully loaded and a decent price compared to many out there. AND it's in the same UY as our existing VGC points.

Lorana---$250-$44648-170-VGC-Oct-170/23, 170/24, 170/25- sent 1/15

So... the impossible just happened. My guide contacted me yesterday to tell me he found direct VGC points available and put them on hold for me. We decided to pull the trigger this morning, after a lengthy debate. We're purchasing SEP UY to make it so all my points are back in one membership (as much as having a second membership had its appeal for use for things like Moonlight Magic), and taking advantage of Magical Beginnings to sell back our 2023 points to reduce it by another $20/point. Yes, definitely more than resale, but getting everything back into SEP UY *and* being able to use them for VDH and other future resorts is a plus.

I also did learn that they can put the down payment on a credit card and split it over 90 days just like you would if purchasing in full. We're doing that and temporarily financing the remainder until we see how the contract above plays out.

I don't think I've ever hoped Disney ROFRs a contract as much as I do right now, lol. I know that there's probably no hope that they will, though I could hope with it fully loaded and me buying what direct points they just had available, maybe they'll consider it. ;-)

If you didn’t buy them, I definitely would have! Congratulations!

Thank you! I'm still in shock!

He told me that it's really a matter of luck -- there's nothing that alerts guides when VGC points are available, so it's just a matter of checking and at a given time and seeing that there are points. I've been on his "check list" for 4-5 years now, and we just got lucky. Naturally, of course, it happens after we sent a resale contract into ROFR, lol.

Can’t wait to see if they ROFR your resale contract to sell the direct points. 🤣

Yeah, it’s basically the same as the resale buyers are asking…. at least the ones who just want to list and not actually sell….
Yeah I just came to the same conclusion. Frankly it’s so much worse for what they’re asking for some of the WDW resorts for direct purchase compared to resale. Grand Cal direct almost makes sense, if you can get them anyway.

Just wondering the cost per point direct...
I was doing a little mooch around on the add-on site yesterday and it said starting is $310/pt:scared1:
It is in fact $310 per point (OUCH), but with Magical Beginnings it brought it down to $290 per point. Still more than I want to spend, if I'm being honest, but if we can get a good price on our existing VGC resale contracts, it'll be worth it to have everything in one UY and have the benefit of Direct Points, and we won't be paying much more than we would for the resale points.

I'm also breaking them up into 4 50-point contracts to give myself flexibility going forward, too.

Ultimately, we'll end up with less VGC points (we'd have had 232 resale, versus 200 direct), but I don't expect we'll be going frequently enough that those won't be enough, even if we do prefer 1BR over Studios. (We went in January 2024, and plan to go again in Oct or Nov 2025).

Agreed but now I’m wondering what it sold for originally lol

As I recall, I paid $110 or $112 a point in either 2009 or 2010. I only purchased 50 points, so no incentives. Oh to have been smarter back then and buy more. Oh well. And my 2017 resale was only $152 a point for another 50 points. I could sell both and make good money. Said it one day and a family member looked at me and told me those points were never to be sold.

Right?? That was how I felt about my resale points (snagged at $195/point), but we're willing to do the selling swap to get them direct.
