Thank you! TBH with you it used my usual SSR method. Every time you see a contract above 200 points and your uy's put an offer in the $70s and see what happens. I wasnt going to accept anything in the $80s because I didnt need it. I think circumstances and luck were on my side.

I thought perhaps maybe the direct SSR sale right now will lower prospective resale buyers too. Maybe someone looking for ssr would be inclined to go direct with that deal and leave more resales on the table, forcing sellers to sell for less was my train of thought and then the seller with his life circumstances who just wanted out.

I did not expect this seller to come back a month later of him saying no. By then, I had already stopped looking completely because I was in the middle of a direct purchase that I thought I wouldnt be able to purchase until March. So even less need for another resale.

Even though im always scared of rofr lol I thought man this contract has the same uy as mine, happens to have the same number of points to get me to the 1k I really want, and accepted my lowest offer. This is screaming that its meant for me 🤣🤣

Now im impatiently waiting for Mason to send me my closing docs so I can wrap this thing up and get to vacationing!! 😄😄
 

I’m just at a loss as to whether I should comment further in the future in this thread; I feel like my initial comment generated a huge firestorm but also didn’t say what it was purported to say.

Each contract has its own unique risks. I do feel that when the buyers are the ones taking on much larger risks, they should be given steeper discounts for each risk. Since the rescission period is just ten days, you really want to ensure you are ok with those risks at that price before the rescission period is up.
I don't think it was your comment alone. Others, including myself, were offering input where non was asked for. I just waited until someone else opened the door :-). And, your post said things many of the rest of us were thinking. IMO, I value your thoughts and feedback, and I think you should continue to offer it as you see appropriate. Yes, others are free to say what they want in return, including, hey guys, I'm not sure the poster is asking for our input. I think @VGCgroupie put it well in one her posts - when you post something online, you are implicitly inviting feedback. Of course, we all like this community, and I think want the ROFR thread to continue, so I don't think we want this to turn into a judging contest for each deal posted, but I don't personally think it has become quite that bad.

I mean, isn’t that what we’re doing here?
People can just go buy whatever they want they don’t need to do any research or report to these boards for any other reason except to “play the game” (maybe participate is a better word) which is to make sure you get exactly what you want… not the best deal to everyone, but best for your own situation.

I don’t think any of us know for fact that it wasn’t exactly what they wanted or not, we’re just giving our opinions and thoughts on the info we were given. :thumbsup2

I posted for 3 reasons. Firstly, because I wanted to participate here. Secondly because the contract was ‘abnormal’ compared to those that I had seen posted. Thirdly (linked to second point) to help any future buyers of similar contracts (stripped, chunky, delayed closing) by receiving others’ opinions on it.

I expected that people would have views on it, and I value all input I have received. It has all (to me) been taken how I assume it was meant, as constructive concern.

I also appreciate the opposite views saying that posters may be discouraged by advice that wasn’t asked for. That concern for new posters is exactly why this forum feels like a safe space to post.

Sorry for derailing the thread, but wanted you all to know that the reactions have made me want to become a part of this community and haven’t done the opposite.

I won’t derail further, will post an update once ROFR period is complete though.

I’m absolutely thrilled as we passed ROFR in just 7 days at VGF. I was half expecting Disney to snap up the contract but so happy we passed. The extra points available will be put to very good use !

The information on here has been absolutely invaluable. I waited until a contract with a good amount of points included became available and offered.

Everyone does not come to the boards to ensure they got the best deal based on others perspective.

They come because they are exited to be DVC.

Someone asked if offering unsolicited opinions was allowed and it is.

But things change and so has the nature of this thread.

I mean the indirect nature of this thread is posting the deal you got. Is it not? As a newbie, that’s exactly how it came off to me.

I think the original purpose of this thread was simply to collect ROFR data. Basically, see what Disney was taking back via ROFR or not. There have been times in the past when Disney was much more active with ROFR buy backs.

In the current climate where Disney takes back a very small percentage of contracts, some people feel like this thread has become a place to report just how good of a deal you got. If you are someone who paid, for example, the site sponsor’s full list price on a contract, maybe you feel like you wouldn’t want to report it on here.

Personally, I wouldn’t think anything negatively of someone who paid full price. On the vast majority of contracts, the difference between a “good” deal and a “bad” deal isn’t really that much. And I can completely understand someone taking the position that, well, the exact contract I wanted came along and I didn’t want to mess around so I just offered full price. That said, I have personally used the data on this thread more as a way to evaluate just how low I can go on offers - in other words, most people use this thread now to see what the bottom of the resale market is, not just for ROFR data.

Once in awhile, I think some people see a contract on here where they feel compelled to tell the person that they might be getting a deal where they’re arguably getting taken advantage of. I think stripped contracts with delayed closings are one of those because a buyer might not realize what the seller did to extract maximum value for themselves while giving the appearance of a “deal” to would be buyers.

That is what it has become, yes. People post who want to share what a great deal they got.

There is even a site the mines the data to rate the deals, which has shifted the reason that things get posted or don’t.

What doesn’t get posted like it used to is people who bought a contract that they feel good about but they know it may not been seen as a “great deal” or who feel they need to justify the purchase to others because of the analysis that that is or might be given.

Years ago, as I posted, it was about just sharing you were becoming a new DVC owner, or had added on, and just wanted people who were also waiting, to wait with you.

Yes, we could get timelines and some data as to what pricing might get snapped up, but there were not the critiques like today.

There is just so many different factors that go into a purchase and there isn’t one set way to evaluate.

While people sharing their thoughts may have good intentions, not everyone wants them.

Which is why we all get to choose which threads we participate in and which we don’t!
