ROFR Thread Jan to March 2026 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

I've thought a few times that if I could get SSR for $80/point, that might be a good enough deal that I couldn't resist. So, congrats! Very nice.

On the 2026 MFs, I don't think Disney will approve the sale unless they have been paid in full prior to closing. As to whether you're reimbursing the seller? Well, unless you negotiated it, I would tend to think you are. Still, at $80/point, I think it's a great deal even if you are paying the 2026 MFs. If, somehow, the seller is paying those and you arent' reimbursing, well, then it's like you're getting these for $70/point, which might be the best SSR deal I've ever seen!
Yeah, I was fully expecting to pay them, it's just not explicitly listed as an item in the contract. Hoping it sails through here pretty quickly so I can use those points for some summer bookings. I am curious if a cast member can help me swap the points from one contract to another for an existing reservation. Would let me use these points that are going to expire first before dipping into my other contract. Might have to start a chat assuming the ROFR monster stays away!

This is good info. I’ve been wondering what would happen if dues for the current year were delinquent at the time of closing. I hope you are right!

Who is your broker?

I recently had some back and forth with a broker on this because the seller was paying their dues monthly on auto-pay. My understanding is that, during the ROFR process, DVC confirms that current year dues have been paid in full and that they will not issue their estoppel certificate unless that is the case. And paid in full means all of the current year dues, not just up to date on their monthly auto-pay. A buyer cannot just assume the monthly dues payment that the seller was paying.

You might also like to know that, if you ever buy towards the end of the calendar year - this past year, it started for closings in mid-November - DVC requires the next year's dues to be paid in full at closing. Essentially, if you were to buy a contract at the end of 2026 and close during that period, the buyer has to prepay 2027 dues at closing.

A lot of us like to use Disney Gift Cards (or at least credit cards that earn some decent cash back) to pay our dues, so prepaying them at closing is not ideal.

Got addonitis after realizing my 350 points at SSR wasn't cutting it. After putting out about 30 $80 / point offers I finally got this one. Bonus that it's loaded with 148 points from 2025 still. I'm actually not positive if I'm paying maintenance fees for 2026 or not because it's not listed in any of the paperwork / contract so far. I'm assuming it can't still just be pending on Disney's side (or maybe that's a thing and I'll just pay those once the contract is in my name)
I hear ya. Two years back, I got a loaded SSR @ $80 after 33 offers were rejected. Good luck!
