The fee had nothing to do with ROFR. It was to deal with what happens after the contracts close.

And, we are seeing that points are being loaded the same time that contracts are being added.

It used to be that MA loaded the contract and then it was sent to MS for them to load the points.

Now it appears that they do it as one step.

They loaded my points the same day that my contracts were added and many other people experienced that as well before this fee. So to me it didn't change anything. You could easily ask them to load them if they weren't showing. I think there was one that didnt load the same day and I just asked and it was no issue.

People are waiting weeks after closing to see anything after their contracts close. The quick, only a few a days to process your contract that everyone was excited about, it was obvious that they were just knocking them out before they closed for the holidays.

IMO, we need to give it some time. We are only 23 days into the process and let’s be fair, the contracts being worked on right now were all submitted prior to this start.

And, in the fall, things did speed up and that seems to continue.

Let’s see where we are next month.

I dont see why anyone would think that Disney would do anything to make resale more attractive. Resale takes thousands of dollars away from Disney. I would have had to buy more direct if it wasnt for resale.

Disney is a business. Other timeshares charge for contract administration fees. Disney decided to do the same and on the higher side for profits.

Thats fine, they are in their right to do so. I would still buy more resale regardless. But this is not for the benefit of the owners or to somehow make buying resale faster to make us happy. We can revisit in a few months.

I think the motivator was that DVC realized it was leaving money on the table. IMO, it had nothing to do with making resale harder or less attractive.

But, I also believe, based on what was said, that the process from the time MA receives the paperwork from the title company to the owner having access to the points will be shorter than it has been over the years.

We know that points and contracts are being loaded same day…and that was not the norm…which is why owners were calling MS to see if they could get it speed up.

That is why I said, let’s see what happens for contracts that actual have closed in 2026 and what that looks like.

I’m patient so it didn’t bother me before. 20 days? Fine. 30 days? Not great but it is what it is.

I personally think that between the 3 holidays in the last 30 days and the heavy buying before the new $500 fee kicked in has a lot of contracts going through. We bought a contract in mid December that passed within 5 days (still waiting for the contract to load) and we sold one that went to ROFR on the 29th that hasn't cleared yet. The majority of buyers and sellers aren't on DisBoards so it's hard to tell how many contracts are in queue.

Yeah I would bet money its going to be the same slow drag as always after the $500 fee. I guess it will take a few months before people believe it if/when it continues at this pace and cant say it was due to a bunch of contracts being bought before.

I dont consider something that was already happening before to people (points loading on same day) or only took one day later before the fee or that could be done same day with a simple phone call to be any type of benefit or justification for this fee.

Sorry but you will make it and it will be worth it!!
