Congrats for last year!!! I could not get any long term listed -high offer to even negotiate. Every seller is different. Doesn't hurt to try - I know I did for a bit and gave up. None were willing to even talk on price. Everyone has their number and time to wait it out. We just had much better luck with more recent listings than the hold outs. I am enjoying hearing about some of the responses people are getting. Great deal on the BRV btw! That may be the lowest I've seen.
Thanks! Yea, we were very surprised on the BRV one, including the broker who said to be prepared for a counter in the 90s-100s. Lo and behold, the seller just accepted.
 
I signed the initial paperwork on our contract last week and didn’t hear anything so reached out to the contract coordinator asking what the hold up was, if we missed something on our end. She replied and said everything had been signed by the sellers as well and we’d get a notification when the case was sent to rofr. I still hadn’t got a notification that our contract was sent to rofr so I called the actual broker as the coordinator has been unresponsive and difficult to deal with. I left the broker a voicemail and didn’t hear back but later got an automated email that the sellers signed after my call was made to the broker. So the coordinator had lied to me last week about everything being signed. Also the sellers dragged their feet on signing. Would it be wrong of me to back out at this point? I’ve found another contract that works better but it is with the same broker. Things have just been so slow on this one without any sort of reason when I check in, I’m not feeling great about it.
That is a tough situation. My sellers delayed signing also, but at least none of the broker employees lied to me about it. I wish I could offer advice, but I would be just as conflicted as you :-\ Hang in there!

A person bidding 33% below the ask is not looking to buy at a reasonable price nor does anyone take them seriously despite what anyone might tell that person. Frankly, I’d be embarrassed to admit I submitted that. Time is the most precious commodity on earth. I’d be more careful with how I used it or used others.

You’re assuming the seller responds on first correspondence, I’m not sure I’d even respond if I were them. Unless I’m reading the original post incorrectly, the list is $150/pt or more and the offer is $100/pt which wouldn’t even pass ROFR even with current buyback stats. Having sold and bought multiple times those offers are not really taken seriously by the agents and it usually comes with “I’m sorry but I have to submit every offer” they don’t take them seriously and have terms for people that submit them, some more nice then others.
There have been numerous contracts that have gone and passed ROFR where listing was $140 and it sold for $100pp. Nothing is being taken in ROFR right now but maybe CCV. They are letting all those Okw at $85pp that they could turn around and sell with the 2057 extension.
 
I'm glad to see that broker is accepted on this site. I was just looking at their listings. I like the way the site is organized and searchable, and I like the back-story. I have not dealt with them before. Would you recommend them, based on your experience?
That site wouldn't even let me submit a lowball offer and sent me an auto-scold email LOL - I have bought from them in the past though, just found it surprising that the site auto rejects some offers and won't even let you submit them.
 
How long does it usually take to receive notification that your contract has been sent to Disney for ROFR? Contract was signed Friday, and I received a receipt that Mason charged our card for the deposit today, so I was expecting to have it sent for ROFR today. Does it take a few days for that usually?

I have the exact same situation. I have no clue what the hold up could be. I called today and was told by the agent there was an issue in paperwork but it’s now been sent to rofr, I still haven’t got an email notification though so I’ll believe it when I see it.

My deposit was placed today and I got an email saying my contract had officially been submitted to Disney for ROFR. Pretty sure seller signed same day I did (Friday). Card was charged today for deposit.
 
There is a new advertisement on this thread that is taking up most of the page, leaving the thread replies to be squished together and therefore the entire page to be very long :( Is this happening for anyone else? Am not sure if its just me or where to escalate if not? (not complaining about the ad at all, just the width of it taking up the whole screen and making it impossible to read!)
This is happening to me too (at least it did this morning). The ad is so wide I was literally getting a column of text 2 characters wide, and the rest of the screen taken up by the ad. It made the forum completely unreadable.
 
Our contract was sent for ROFR 48 hours after the seller signed. It seems like 24-48 hours is pretty common from what I see here. Maybe your contract coordinator is really bogged down?
Hopefully it's in and they just didn't notify us yet, or it'll be sent first thing tomorrow. 🤞

It would almost certainly pass ROFR, Disney appears to have not ROFR’d a single contract in over a month. The resale market collapsed.

The contract was priced about 25 percent too high given what contracts are passing for right now. The offer was completely reasonable. It is not going to sell for anywhere near $150 in the current environment.
 
I offered 115/pt on a BCV contract that had only a tiny portion of the points of the contract currently available. The seller rejected the offer and said they wouldn't go lower than 131. I rejected that and the broker told me "yeah, I've only seen contracts for a price like that if no points are available till 2024 or 2025." About 2 days later I signed a contract that had almost double-points currently available for 120/pt. And I didn't even negotiate further. It was listed for 120 and I offered full price. It's more per point but was a great deal for what we need. Be informed and don't be ashamed to ask for the deal you want.

Definitely important to be informed but also important to be lucky! How did you come across that listing at $120pp? I've never seen anyone list BCV at that price.
