Is there a verification process for the deals that are posted on this thread? If not, I think there should be.
You can verify sales once the deeds are posted on Orange county’s website

I have been able to locate sales that were posted here as well as deals at higher prices
 

That's a fantastic price, don't think I've ever seen it that low. When I got a contract at $140pp in April 2020 I didn't think I'd ever see lower. Congrats and welcome home neighbor!

Right. You have helped me with that before. I was just wondering if anyone is going in after the fact to validate the info.

I got my PVB contract in the April to June 2020 range for $132…there were 3 others that passed at 120 pp, 1 passed at 123 pp, and another for 125 pp.

That was another similar drop to what we are seeing now but due to COVID shutdowns. It’s an interesting ROFR thread to look at now and compare pricing. Also, similar to today, tons of contracts were being sold and passing quickly with barely any taken.

That sounds like an awful lot of work. Nice enough of pangyal to do what is currently done.

Out of curiosity, why would you question the deals posted? What benefit does it serve for people to lie about what they pay? Market manipulation generally is implemented by a party with a vested interest to increase prices, not lower them... And while disboards is a decent-size hub, even if someone wanted to accomplish something like that they'd have to be creating tons of accounts and posting constantly to have any real impact on the buying behavior of this community, which serves as only a small fraction of DVC buyers on the whole.

Not really a lot of work once you figure it out. Why not validate them? I wouldn't expect any concern from people if all the posts are true. I'm not insinuating there is anything nefarious going on, only that it would be useful to confirm. If anything, It would enhance the integrity of the boards.

Some seller contracts are just not serious either. They would be better to pull their listings Than have absurdly highly priced offers...

I almost feel bad for the brokers in that situation… buyers are saying i want way less than this and being aggressive with prices in reality. Sellers are holding out hope someone will pay them a cost that the market clearly doesn’t support right now.

Why would the County Government even care about resale value????? And how would the County Government track what information people put on a private website? They would have to get a subpoena for every deed recorded and then try to cross reference it with the website. This is a crazy amount of work to try and track this.

It would take a few weeks before the information is available at a minimum

By then it’s old news on a thread
 
Is Mason a good title company (easy to work with, fast response, etc.)? :)
We’re currently working with them and they have been great. Closing docs to us within 24hrs of ROFR pass and super communicative. Very impressed with them!

Don't fight it. Just lower your price. I can make you a really really good offer.

Another thought to what I added earlier. To verify, one would need the actual names of the parties,etc.

The whole purpose of the ROFR thread is to let members our our DIS community simply share their buying and selling experience.

But, as I said, if someone wants to gather all the info from the OCC site on their own they certainly can!
