Isn’t this data based solely on the board sponsor? I’ve purchased 2 contracts through them so I’m not opposed to using them but they sometimes don’t have the true pricing on resale contracts.

I did much better with a different broker for a recent AKV contract. I’m looking to add another AKV contract and I’m surprised to see that they are asking buyer pay dues on banked points for a Feb UY with a high price per point.

TBH, I don’t follow CCV much so I can’t opine on this contract.

Yeah that is just the board sponsor. The Fidelity link Astro posted is also data just based off Fidelity. So I think average between the two could be a happy medium.

I’ve been giving an unending amount of conflicting information. I was provided someone from www.fidelity.com, but did not want to go with them as they needed a US-embassy notarized copy of my passport… which I’ll be frank, my time is worth money.

I tried to go with a FIRPTA agent in Canada and all their feedback was why was I being told I needed an ITIN. So eventually the title company settled on merely seeing my unsent application to close.

I’ll be honest the entire thing has had me conflicted, I dislike the constant double speak.

Though I’m worried I’m now being ghosted, no one has responded to my email.

There are primarily two main FIRPTA agents most Brokers are recommending. None of them are based out of Canada. I'd highly recommend you retain one based in the USA.

To clarify, in order to apply for and receive an ITIN you are required to provide the FIRPTA agent with a certified true copy of your passport. You can obtain this through Service Canada. Going to a US Embassy is not necessary.

Unfortunately, applying for an ITIN is required if you wish to sell. No title company is going to close on the sale without you having one. There is too much risk to the buyer because once title transfers to them, the owner of the real estate is liable for any outstanding taxes on that real estate. With no ITIN, there is no way withhold your 15% FIRPTA.

Once you've provided the FIRPTA agent with your certified true copy of the passport, they can issue the required paperwork for you to close knowing the ITIN will be processed. The title company will hold back the 15% FIRPTA and the FIRPTA agent will finalize the paperwork with the IRS afterwards.

Right now, it is taking the IRS about 20 to 24 months to process the refunds for those who paid the 15% and applied to have it reimbursed.

Same here! About 1 year ago I never heard of DVC () & then jumped into 4 re-sale contracts. I'm in the same boat as you. Should be adding on very soon, so I'll be adding to the thread. The add-on-itis is real.

A year ago I thought only wealthy crazy people owned dvc. I’m crazy but not wealthy and I now own 1000 + points.

LOL; I suspect you are at least ahead of the curve on wealth! Not sure about crazy though!
