There’s been no movement on closing docs since you passed ROFR in early January?

What does the broker and title company say?

At this point, 92 points in the Dec 2024 UY look like they were banked from 2023 and need to be used by end of Nov 2025. The 92 points in Dec 2024 UY would have to be banked by end of July. If I have that right, it’s cutting the timing short.

It’s a long story, but the broker had an agent that mislead me when I (myself) discovered the sellers were international. Ironically I thought they were potentially located in Japan, but my they are down the road from me in Canada.

Everything contract wise has supposedly been completed but the update was that the sellers have been waiting for their CPA to get back to them for an ITIN application and my update this morning is they are still not sure if the application has been completed.

Sounds like they have an answer for every delay. If it were me I would pull the plug and start over.
 

Well I have requested a refund. I’ll still be out like 200$ I assume I’m not getting back things like RON or the annoying hidden wire fees. I’ll let everyone know what becomes of this, I’m very turned off resale. 😂

I think my hesitancy was sunk time partially and the lack of loaded Aulani, not that I’ve been following that closely.

They don’t need a CPA … they need a FIRPTA specialist. Any legitimate Broker can refer one to the sellers.

The ITIN application is done at the same as the sale at closing. No delays are needed.

It’s probably best to walk away from this contract and broker. You’re being fed a bunch of BS or dealing with uneducated broker.

Best wishes in your renewed search for the perfect Aulani contract. Prices there seem to be trending down and the number of contracts listed for sale increasing, so I think it will all work out fine in the end.

I had a resale go south on me after it past ROFR on an $85pp AUL with double banked points back in late 2022…. I needed the points to get the last few nights of a trip where everyone had already paid for their flights and bought direct right afterwards and the points were loaded within minutes… so…. I get it!

The market is so flooded with AUL contracts now, so you should be able to get something even better!

Hopefully any day now, then! Not that it super matters. We have a two month old baby, so a visit isn’t in the cards for at least a little bit 😂
Never too early to plan a trip! Our son is now turning 3 in July and has been to WDW 4 times and his earliest trip was when he was 9 months old, and I always say that that trip was by far the easiest with him! Wasn't walking/running yet, no opinions lol, took like 2 hour long naps in his stroller while on our park days and even right at the pool, and the photos we got from that trip have been the best so far (we always buy photo pass). So go take that trip when you have the points!

Oh, he will definitely be going sooner rather than later! We tend to get APs every other year and load up on trips during those times. We brought our daughter to Disneyland once and Disney World twice when she was 2 and still free (we would’ve done it sooner, but Covid ruined that haha). Our plan is for my daughter and I to get APs next spring and take a bunch of girls’ trips, then have my husband get an AP the following spring and do 4-5 family trips that year!
