I'm posting this again and updating my closing time post because the other post is inaccurate and i dont want people to think ROFR is going slower than it is. I deleted the other post as much as disboards would allow. This is the same contract i posted before.

Lord the babysitting that most go on to push these things thru.

So at first I was told by Www.fidelityrealestate.com that it was sent to ROFR and It wasn't. I asked agent what was going on and she said it was a mistake and one seller hadn't signed that contract went to junk mail. Ok that caused a 5 day delay, but fine.

Seller signs and contract still not sent to ROFR. I'm not in such a rush, so I Don't say anything. Two more days pass and it still hasn't been sent because Mason was closed on Friday, random, but OK.

Today comes and nothing still. I email www.fidelityrealestate.com and they tell me they are waiting for Mason to tell them that the deposit was processed. It was already processed and payment taken so I email Mason and because i emailed her she then tells Fidelity it was processed. Then it was sent to ROFR an hour later. My annoyance comes from the fact that if I don't email them and bug then nothing gets done in a timely manner. These are small little things that take seconds to do and commission is being paid. (Asking seller if they got the contract to sign, emailing buying agent to tell them deposit was processed, etc. Is so simple)

Im not as desperate for these points as before but I do need them by July to book within a 7 month window for a future trip so I am still on top of it, although more lenient.

I really hate paying people and then having to do their job for them. I understand that they are probably busy, but they can at least carve out some time each day to make sure people are following through. And they are the DVC preferred resale company? Maybe they are preferred because people will get frustrated and buy direct. 😛🤣

Agreed. I feel like I do this all the time especially with doctors offices and pharmacies, I won't even get much into that, but let's just say I've never worked in a medical office and i know what icd codes are and how to deal with prior authorizations when a new prescription is issued because I always do everyone else's job to push things thru 🤣🤣

I always thought Www.dvcresalemarket.com was considered the "preferred one" but maybe that's just because they are the board sponsor I believe 🤣🤣 their website is very appealing, i use it often to look at points charts and annual dues and reports, but better deals are to be had elsewhere
 
When in the dvc resale purchase process have you wired the money over? Apparently the seller hasn't notarized their documents yet.

Some will wait for the seller, some won't. I have done it both ways and honestly, found that just doing it when I signed and got things back made more sense because when I waited for the seller, I had a trip scheduled and ending up having to do it the day before we were leaving which was a PITA....since we had so many other things we were trying to do to prepare for the trip....

At this point what would happen if the seller doesn't sign?

If they don't sign by the closing date, you are free to cancel the contract and ask for your funds back. This is why some now wait for the sellers paperwork to come back because then the only funds needing to be returned are deposit and not full amount.

I do it right away.

In my experience the seller has always taken longer than me to notarize.

I do it that way because I don't want any delays, even slight ones.

I didn't send my credit card authorization for deposit until the sellers signed before sending to ROFR on my third contract and that caused a slight delay because the title company then had to process payment and send that info to agent, that didn't happen the first time because I did it right away so sometimes there's some behind the scenes stuff that I don't want to delay anything.

On day 27 and still no word. This is our first resale attempt (and was initiated mid-March pre-ROFR, before recent trends about VGF being bought up in bulk were known to me!). Just looking for solidarity - the wait is harder than I expected - so I know if/when to move on and look at others! :(

If it is taken, as I expect it to be given recent trends.... I'm already contingency planning about whether to pursue SAP/+ points or preferred home resort points. I just didn't expect the waiting to feel soooo long, but I know I'm in good company!

Contingency planning, what aspects made you gravitate to VGF?

I'm definitely not good at waiting. I'm buying a different resort and also have a fairly good chance of losing my contract to ROFR. If that happens, I will call my guide and see if she can get it for me and I'll pay a lot more for it. Ultimately, I prefer direct, anyway. If for whatever reason she can't get it, I will try another resale.

It probably makes more sense to pay more pp for a loaded contract and then rent out those loaded point to get back to where you are now. High ppp is more likely to pass ROFR.

Your contract is essentially the equivalent of an $180pp contract with Dec 24/25 points assuming $18pp on the 24 points and $10pp net of dues on the 25 points.
