I’ve seen a few 115$, a few 113$, and a 111$ pass. Ours got sent on this past Monday at 110$/point. So we’ll see I guess!
I saw your deal leading up to my offer and considered starting there. I felt going a bit higher per point with a smaller contract made more sense to us and the seller with. I asked the seller to cover closing and maintenance and they agreed (which was key as this is our second contract in under a year and we're at our budget lol).

International seller and US buyer should really not be a problem, if the agent and title company know what they are doing.
If both are international it seems to be quite a hassle.
Correct. We bought two international seller contracts and no problems with both. Title company withheld the tax amount from the seller's proceeds and paid the tax when it came time. All transparent to us.

International to international is another story and can't speak to that.
 
Broker stock levels look low at around 1450 contracts. I haven't tracked continuously but it got up to at least 2700 a year or so ago. This must put some kind of support level under prices?
It seems like price equilibrium is something like 1000-1200 contracts, based on the last few ups and downs. We’re getting there. Some resorts seem to have leveled off completely. Others (OKW, BLT come to mind) are still falling.

Doest thiss happen every year. As we move closer to summer people are not selling. Once we get closer to to the new year people start to sell again.

A lot will depend on how our March 25 trip goes. My wife will either be on board with keeping it in the rotation or she will pull the plug.

Given that it’s the same flight time from Portland to Orlando as it is to Honolulu, and 3x the time as it is to fly to John Wayne, I really need the airlines to help me out with some reasonable non-stop prices.

It also helps considerably that the politics side has simmered down with the state of FL.
 
I just assume that I am never going to get the 15% withholding tax back from the IRS, so just assume it is another cost when selling.
Isn’t this a very conservative assumption? Granted, for a very small contract it might not be worth it to try to get the money back but for a larger contract? You might need to wait a year or two, though.
