Finally got sent to ROFR today. We came to purchase agreement on 4/10 but I think the sellers just signed the purchase contract today.
I'm waiting too, only been a few days since I signed but I'm already ready to cancel 🙃 I'm pretty impatient.
Also the broker company is so vague. I feel like I can't get clear info.

Saratoga had like 600 contracts available at one point late last year. There’s been a bit of a shakeout as nothing moved. @Jimmy Geppetto makes us all look bad but something in then $80s is not an unreasonable goal and $70s as a stretch goal seems possible as well, especially for larger contracts.

True. I grabbed a 30-point OKW (2042) contract for $80 PP two months ago., That was too good for such a small contract, and I'll only ever use them as SAP.

I have a (self-serving, as I just entered a contract) theory that there were a lot of buyers on the sidelines wanting to buy direct at VDH who saw the numbers (and resale restrictions) and decided to start shopping resale instead. I think the primary beneficiary will be VGC, but you could imagine a bit more demand for other properties as well if there isn’t aggressive discounting on VDH’s stated price. I still think it’s possible that better deals will be available the second half of 2023 or 2024 if the economy takes a hard turn south…but I’m not trying to predict the future and you never know when/if RORF will come back.

Okay, never mind... I told the broker I was thinking about canceling because I didn't want to wait. Which is true... I put in an offer on another contract in my impatience.
But apparently they have just signed.

Yeah the waiting was difficult and now the next wait begins for me waiting for ROFR decision :) If you are really happy with your deal then the wait might be worth it for you :) It was worth it for us because I was really happy with the price we got. Hope you hear back from your broker soon!

I don't think there is one "key" way to find a great deal. Some contracts that have been listed for months are likely owned by sellers who think that prices in the $80-90 range are way too low compared to when they listed their contract, and those sellers might want to hang on in the event ROFR comes back or market conditions change. Others might be owned by sellers who just want out no matter what and those sellers have, in very recent days, realized that prices in the $80-90 range is what they are likely to get, so maybe they want to cut their "losses" now and sell. It's so hard to say.

As an example, I said earlier in this thread that I bid on a contract that was almost exactly the same as Jimmy Geppetto's, but different UY. 500 points for 2023, 250 points every year after that. (Maybe it was even 2022 as it was a later UY.) Jimmy's was sent for ROFR on Apr 5, my bid was Apr 3, so very close. That seller had listed at $122/pt. I offered $88/pt. The seller offered $117/pt to someone else and the broker said I could treat that as a counter to me too. The broker told me that my offer which was $34 below list "just doesn't get a good response" and that s/he "just does not see contracts selling here that low".

I had to restrain myself from sending the link to JG's post to the broker.

Totally get that. This is my 8th resale contract, so I've been through the good as well as the bad (45 days back in 2021). I was hoping we'd catch the same timing we saw a couple of months ago, when everything was going through in 5 or 6 days (I had one clear in 5 days), likely because it didn't matter what the resort was, use year, or number of points, everything was just being rubber stamped. Curious if the longer times mean they're taking a closer look again rather than just waving everything through.

I'm really not in any hurry, but I've reached the point in ownership where I've got other things to do and I'd just like to cross this off my list.
Ah, great, you've been through this many more times than I have. :) This does seem to be a rare time with fast turn-around times and everything passing ROFR. Best wishes to you and everybody else to pass ROFR and have a quick, smooth transaction.

We know that it isn't going to last forever, but hopefully ROFR sleeps a little while longer. I know I'm not setting record lows, but I think I came to a reasonable price on the resort, UY, and approx. # of points that I wanted.

I agree with this, there’s a bunch of ifs that need to come true, but it’s not unreasonable to think prices will be lower in 6-9 months. There’s a seasonality to the market too, this is buying season, and fall is selling season.

But we elected to buy now, because it’s a lot of ifs, the biggest one being ROFR, and also because I am not convinced another worsening of Resale isn’t on its way and I’d like to be grandfathered if such comes to pass (no details or knowledge here, just a hunch). If we can get more points for $50 in a year we will and I won’t second guess myself because that accomplishes nothing.
