First contract ever, have been looking into this for years and excited to have this as our young kids start to become Disney age.

Will say thank you again to everyone here on this site, the information here was super helpful in considering options and making offers. Had I relied just on what I was hearing from some brokers, we would have never gotten such a good price. I put in a similar $pp offer on a 240 point contract with no 2022 points and that contract's broker told me that if I was looking to stay at that budget I needed to consider 160 point contracts -- would have translated to $130+ per point!

On the other hand, I had a great experience with ****************** -- the brokers were much more realistic about current market dynamics (within reason!) and were very helpful. The broker I was dealing with was actively texting the seller while I was on the phone with him to help speed up negotiations. Quickly settled on a price on the condition of moving quickly and we've been plowing through everything ever since. Now just hoping for a fast close!

That's a great contract, congrats! 270 points for less than you'd pay for the 150 minimum direct. (ok technically 100 now, but still 150 for blue card) The prices people are getting now continue to amaze me. Making it REALLY hard to wait for Poly 2 before we add on. First world problems amirite?

The broker told me that members are mostly not in hardship or rush and would not give their membership away, that my offer was $30+ below listing and if I was that seller and had that listing for for sale I surely wouldn't come down that far. The broker said that my offer would not get a good response and that they don't see listings selling here that low. This was all in the context of not telling me whether my offer had really been presented or not - the broker's email to me was that the seller had responded with a counter of $117/pt but as it turns out that was a counter to someone else's offer, not to mine.

I think we spoke with the same broker. They were very upset with my offer.

It seems like the broker no doubt knows exactly how motivated his seller is, and how interested or disinterested they might be in a lowball offer. In that case, shutting it down early saves everyone‘s time.

Shutting it down early is very different than giving a long song and dance to the bidder on why they are way off. I have no problem with a broker simply saying “sorry seller won’t go that low” versus trying to tell bidders they are wrong, borderline crazy and “will never get it at that price”. Or even better “that will never pass ROFR if you get that price”.

So who is giving who wrong information?

Sorry for my rant but IMO there are far more disrespectful brokers than there are unrealistic bidders in this space.

I am not sure about that piece...but, they do have a job and that is trying to sell contracts....so, I get where they may be coming from in trying to convince a buyer that it is unrealistic...at least from their perspective.

As a buyer, it never bothered me, but then again, every time I put in a low ball offer I always stated, I know this is way low, has a low chance of being accepted, but this is where I am at, and if you would like to prevent it to the seller, great...if the seller isn't entertaining low offers, fine too.

I do also think that those who do frequent this board, and see some of the low offers that have been accepted, do see these as "market" and thus look at the selling prices as way off...but some of the data that has been gathered from the actual OCC website, has supported that many contracts out there at certain results are in fact, on average, selling for higher than some of the great deals here.

.... 88 for SSR on a large contract like that even with double points is pretty reasonable, sounds like someone hasn't been following ROFR for the past couple months.
$88 is absolute theft for that if I’m reading it right and that’s a triple point contract. You could rent 3 years of points out and get it for basically ~$38 a point.
