UGH!!! Huskerfanatic7, I am sorry. Yeah, it seems like they are really targeting June. My contract had more 2017 points and was 160 pts total, but Feb UY. and $3pp less. I really thought you'd make it. But if they had a big waiting list or someone who wanted big points, it seems odd that they'd wait that long to take the contract. That stinks.

Man, I am sorry to see this Huskerfanatic7. I have been watching and hoping you and TexasChick123 would both get something through soon. I think you have both been posting on here since I joined last month. It is a crazy annoying process to say the least. Best of luck on finding the perfect contracts.
 
I have to rant about a particular broker!

There are no edits to the following email I received except where I inserted the word sellers. This is regarding an OPENING offer I made on a BLT contract. I figured, we would maybe go back and forth and meet somewhere in the middle. There are 0 2016 points with only partial points coming on in DECEMBER 2017. I received the following email from a broker regarding my offer on a contract:

"They [sellers] are unwilling to take $100 per point since if they pay costs and dues the offer is really on about $90 per point. Disney is buying back Bay Lake up to prices of $114 per point. Sellers will not pay dues and closing costs except when there are no points allotted for 2017. Although the points come later in the year they are usable from Dec 2016 forward. I am sorry but you will need to pay closing costs and dues on this one and make a higher offer for them to consider even countering."

I mean really?!? MF's are tied to calendar year and not UY. They won't pay ANY MF's for 2017 when they have no 2016 points which is really December 2016 and Jan-Nov 2017?!? You only get some of the points in December 2017 which is one month before the end of the year for all of December 2017 and Jan-Nov 2018, but I should pay all the MF's for 2017?!? Maybe I should just pay over $114pp because then I know Disney won't be interested. Seriously?!? This agency is the absolute worst. Not the board sponsor, I actually love Rachel. This is who I used the first time around but with a different specific broker, and it was a terrible experience last year. I thought maybe he was a one-off because others seemed to like the firm. The second broker at the firm has been nothing but rude, snide, and unavailable. This is classic fool me once, shame on you. Fool me twice, shame on me. I will NEVER use them or recommend them to anyone! I can go on and on, but I will end it there! :mad:

I am really sorry to see you having such trouble buying what should be a very happy share in property. I had a similar phone conversation with my broker, but it was my first foray into DVC resale so I didn't think twice. I have since seen BLT contracts get through at less $/point than mine. My broker seemed more worried about not making it through ROFR (if I priced too low or didn't pay closing), but what does he/she care? They get paid either way right? Now in hindsight I question the advice I was given. That said, I am through ROFR and still got a very good contract on my first offer. I will not complain (especially to you) about that. Is there a place to buy without going through a broker? Some sort of eHarmony for DVC Resale?

I am so sorry to hear. Sucks when people are unrealistic. Can we mention vendors on here besides the host? There is a smaller DVC resale site that I found this week and they have some BLT at 105 PP but it is only 160pts. I think you were going for more but would be happy to share the site if I can.

I know exactly which broker you are commenting on as those were almost word for word what she said to me yesterday on about a couple contacts I wanted to make offers on yesterday that didn't have any 2016 pts on Oct and Dec Use Years. Really soured me on wanting to work with that broker again...

Maybe she has a form email and just substitutes out the correct info. It sounded to me like she didn't even present it. I thought they had to present all offers. Or if she did, she told them not to take it! Whatever. I have another contract that I'm working on which I think will work out. Sorry you're dealing with it too. There are always more contracts and better brokers! Best of luck in the search!
 
Just post the URL to the brokerage you are referring to as that policy states. If it's on the banned list, it'll automatically turn into astericks. For example,

Allowed: www.dvcresalemarket.com
Banned: www.**********.com
 
Some (but not all) of the brokers share listings, so if you see a contract you want but don't like the broker, you can ask one you do like if they can present an offer on it. I went through three real estate agents before I found one I liked when I bought my first house. It's a significant purchase; don't deal with anyone you're not comfortable. Consider it a blessing to find out up front rather than after you've sent a deposit.

Sure, although it's a little off topic for this thread (but we'll let it slide anyway because that's how we roll :D). Any experience you have could certainly help others who are in the market.

We're working with dvcsales.com, which I believe is a relatively new broker. Still waiting on the ROFR response for our AKL contract. I've been too superstitious to post it officially in there though!

I looked at their site for AKL too! I hadn't heard much about them but they seemed fairly legit. Hope you have a good experience!

I am working with them too and both Mark and Lori have been great to work with. I highly recommend them as well if they have what you want! Unfortunately for us, it was more about finding the right contract than a specific broker as most only had stripped contracts. We found them by luck and don't regret it!
