Yeah, lucked out -- buyer had listed for 3 mos then drop price and my wife signs up for all the listing emails so saw it right away. Since we figured they were motivated and we were only casually interested, we asked them to pay all fees, and they accepted. Will be nice to book @ 11 mos. and/or rent @ $13/pt

Yeah, if you look at what's actually selling based on ROFR in the past year, it's been $87, $88, and $95 -- much lower than what is currently listed. BTW, given DVC hasn't ROFR'd any AUL AFAIK in past year based on DIS (probably because they still have inventory), you might consider higher priced AUL subsidized contracts which are actually cheaper total cost despite higher purchase cost. There are three subsidized Aulani listings at http://www.dvcresalemarket.com/listings/, all of which are a better value than what I paid -- I just bought an unsubsidized one due to UY.
