Well that's partly because a VGF resale contract is a completely different product due to no restrictions.. you can't easily compare it to Riviera resale.
When I say it's new and shiny, I mean the resort is brand new and immaculate right now.. hitting on all cylinders. Give it a couple wears and the sheen will start to wear off.. the rooms will start to gradually look dated (not a criticism..happens at every
DVC resort.. just the cycle of time), the food service locations won't always be on their best behavior, etc... that's when we'll start to see a regular cycle of inventory hitting the resale market and will get a better idea of how people value this product. Maybe prices will keep up and remain steady. I sure as heck can't predict it ... But I'm wary of people pointing to the current state of Riv resale and drawing conclusions about it.
I'm not really commenting on the value of Riv direct.. as that's a completely different product than Riv resale. Agreed that Direct sales do seem to be doing okay, though I don't think it's going as well as they'd hoped personally. They'll sell it out just fine though I think. Clearly the resort has an appeal to it.
